This position supports the Property Manager in the daily operations of an apartment community, ensuring efficient management, resident satisfaction, and financial performance.
Responsibilities- Assist the Property Manager with general administration and related management functions.
- Act as Property Manager in their absence and oversee maintenance of the physical asset to maximize net operating income.
- Ensure regulatory compliance and adherence to company policies and procedures.
- Support timely input, proper use, and full utilization of on-site PC-based property management software, including training new staff.
- Manage efficient operation of the property in line with Loss Prevention and Corporate Office policies, even during understaffed periods.
- Respond to emergency situations and coordinate with agencies or Regional Managers as needed.
- Prepare purchase orders and process vendor invoices for payment, following up on vendor inquiries.
- Maintain knowledge of all maintenance programs, ensuring preventive maintenance, housekeeping, and resident request responses are handled promptly.
- Prepare service orders from resident calls, distribute them to appropriate associates, and follow up on completion.
- Assist with leasing functions, including application processing, security deposits, rent collection, and delinquent rent follow-up.
- Conduct move‑in and move‑out inspections and, as needed, market readiness inspections to maintain high standards of cleanliness and appearance.
- Initiate eviction procedures when necessary, following Company and legal guidelines.
- High School Diploma/GED required.
- Associate Degree in Property Management or Accounting/Bookkeeping preferred.
- 1–2 years of experience in Leasing, Bookkeeping, or Operations.
- Valid driver’s license may be required, depending on property needs.
- Knowledge of fair housing laws, property management operations, and Microsoft Office.
- Preferred skills include experience with affordable housing programs, Yardi software, customer service, follow‑through, and personal accountability.
