Maintenance Technician

DescriptionUnder the direction of the Assistant Vice President, Facilities Management, perform a variety of journey-level design, construction, maintenance and repair in one or more of the building or construction maintenance trades to maintain and repair Piedmont University facilities, equipment and machinery; perform semi-skilled to skilled maintenance duties in a variety of the other trades areas.
Essential Functions and ResponsibilitiesMonitors, maintains, and performs standard repairs to building electrical facilities and systems, such as tubes, fixtures, switches, photocells, and outlets; assists licensed electricians with non-technical repairs as appropriate.
Monitors performance of heating, ventilation, and cooling systems for the facility; performs standard repair/replacement of components, as appropriate and non-technical maintenance tasks such as cleaning of heating and cooling fan coil units and adjustment of system controls.
Monitors and performs non-technical maintenance of plumbing systems, to include standard repair of leaking fixtures, cleaning obstructed waste lines, installing water coolers, and/or performing non-technical modifications to plumbing and water supply systems; assists licensed plumbers, as appropriate.
Performs carpentry maintenance tasks including routine sheetrock/drywall installation and/or repair, window replacement, cabinet and counter top replacement, painting and texturing, and door and hardware installation, paints interior and exterior finishes, as appropriate.
May assist in maintaining water treatment and storage system.
May perform general maintenance, custodial, and trash removal tasks.
May repair kitchen equipment.
Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
Documents facilities maintenance requirements: maintains appropriate records of work performed.
Performs snow removal, as required.
Must work Graduations.
Other relevant duties as assigned.
Regular and predictable attendance is required.
On-site work is required.
Incumbents must remain relevant in the area of employment and flexible to changes in work related to institutional needs.
Typical QualificationsEducation and Experience
Successful incumbents will have a minimum of a High School Diploma or GED.
Prior general maintenance and/or handyman experience desired.
Licenses and Certification
Trained and/or licensed Electrician, HVAC, and/or Plumbing strongly desired.
Valid Georgia Driver's License (or obtained within 30 days of hire date) and satisfactory MVR.

Incumbents are subject to both environmental conditions:
Activities occur inside and outside. Occasionally, incumbents will be subject to working in extreme temperatures - below 32 degrees and above 90 degrees. Incumbents will occasionally be exposed to noise, fumes, odors, dust, and possibly poor ventilation. Incumbents may be subject to hazards including working with motorized hand tools, mechanical parts, moving vehicles and equipment, working on ladders and scaffolding, and exposure to heat and chemicals.
Incumbents will perform medium to heavy work including exerting up to 100 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. Incumbents job duties include functions where they will be expected to climb, maintain balance to prevent falling, stoop, kneel, crouch, crawl, reach, stand, walk, push/pull, lift, finger/grasp, feel, talk, and hear.
Frequently, incumbents will perform work that requires repetitive motions.
Incumbents must be able to have visual acuity to perform the functions of this position for close visual inspection to locate small defects, operate vehicles and machines, perform mechanical and trade skills, and to determine accuracy, neatness, and thoroughness of work assigned and completed.
