Construction Superintendent

Position Summary

The Superintendent oversees all on-site coordination of construction projects. This role is responsible for scheduling subcontractors, directing materials and equipment, enforcing job specifications, and ensuring work is completed on schedule and within budget. Additionally, the Superintendent schedules inspections, maintains strict quality control, and enforces jobsite safety standards.

• Scheduling & Coordination:
  Schedule subcontractors, consultants, and vendors on a critical path to ensure timely project completion.
• Quality Control:
  Perform daily quality control inspections and monitor the standard of work being performed on-site.
• Document & Info Management:
  Communicate constantly with the project team regarding ASIs, RFIs, and material submittals.
• Contract Compliance:
  Ensure all subcontractors fully execute and comply with their contracted scope of work.
• Inspections:
  Coordinate and schedule required inspections with local jurisdictions and authorities.
• Safety & Compliance:
  Identify subcontractor non-compliance with safety, health, and environmental quality standards. Identify progress conflicts and work with the project team to resolve them.
• Daily Reporting:
  Maintain a detailed daily written log of all jobsite activities.
• Site Management:
  Walk all units on the project daily to monitor progress, address issues, and plan upcoming phases.
• Subcontractor Meetings:
  Preside over weekly subcontractor meetings to coordinate upcoming work, and issue notices of non-compliance regarding work quality or scheduling delays.
• Site Cleanliness & Closeout:
  Ensure the jobsite is kept clean, safe, and organized at all times. Manage the job progress and complete the final punch list.

• Strong verbal and written communication.
• Ability to build and maintain solid relationships within the company and with external partners (subcontractors, architects, engineers, and property managers).
• Highly detailed and process-oriented.
• Consistent and timely follow-up.
• Strong time management and multi-tasking abilities in a fast-paced environment.
• Collaborative team player who can also work independently with minimal supervision.
• Hands-on experience with:
  • Dirt work / site prep
  • Ground-up construction
  • Tenant improvement (TI) work
  • Light industrial projects

• Degree in Construction Management (or related field) and/or equivalent hands-on experience as a Construction Superintendent.
• In-depth understanding of construction procedures, safety protocols, and field legal guidelines.
• Strong ability to read and interpret construction blueprints and technical drawings.
• Comprehensive knowledge of building codes and necessary permit processes.
• Proficiency using MS Office and standard construction management software.
