Preconstruction Manager

Full‑Time, Exempt FLSA

The Senior Mechanical Estimator will lead the estimating group, developing accurate, competitive, and comprehensive mechanical construction estimates for complex industrial projects up to $25 M or higher depending on scope.

• Lead preparation of detailed estimates for projects up to $50 MM, considering complexity and self‑performance scope.
• Validate quantity take‑offs and ensure accurate input into estimating software.
• Apply advanced cost analysis and contingency planning for risk mitigation.
• Interpret P&, isometrics, and contract documents to build detailed WBS and cost models.
• Represent the estimating team in client meetings, pre‑bid conferences, and negotiations.
• Communicate clearly with operations, procurement, and project management during pre‑construction.
• Develop and enforce estimating procedures, including pre‑estimate checklists and opportunity matrices.
• Oversee bid review meetings; ensure timely submission of RFIs and proposals.
• Ensure compliance with contractual requirements and company standards.
• Provide pragmatic analysis of project execution to optimize efficiency and profitability.
• Generate high‑level cash flow projections, risk analysis reports, and resource‑loaded schedules.
• Support business development with conceptual estimates and ROM pricing for new opportunities.

• Interpret and analyze P& and other technical documents.
• Utilize HCSS Heavy Bid software for accurate estimating.
• Incorporate design methodologies such as Design Assist and Design Build when applicable.

• Develop and enforce estimating procedures.
• Oversee bid review meetings and ensure timely submission of RFIs and proposals.
• Ensure compliance with contractual requirements and company standards.

• Provide pragmatic analysis of project execution to optimize efficiency and profitability.
• Generate high‑level cash flow projections, risk analysis reports, and resource‑loaded schedules.
• Support business development with conceptual estimates and ROM pricing for new opportunities.

• 3–5+ years of industrial construction estimating experience, with at least 2 years in a leadership role.
• Estimating experience with Accubid, HCSS, Heavy Bid, and/or Heavy Job.
• Ability to read and interpret P& and technical schematics.
• Experience with MSP or P6 scheduling.
• Excellent verbal and written communication skills.
• Proficient in Microsoft Office Suite, especially Project and Excel.

• Bachelor’s degree in construction management, engineering, or related discipline.
• Direct involvement in civil, concrete, structural steel, equipment setting, and mechanical construction.
• Experience with Design Assist and Design Build delivery methods.
• Proven ability to manage multiple complex bids simultaneously.

• Mostly indoor office setting with controlled temperature.
• Occasional outdoor industrial sites with exposure to extreme weather, noise, dust, chemicals.
• Travel up to 10% of time.
