Utility Porter is responsible for supporting building engineers in the effective operation, maintenance, and repair of commercial buildings, ensuring tenant satisfaction and building systems functionality. Additionally, the Utility Porter maintains cleanliness and appearance of the facility throughout the day, performing routine and on‑demand cleaning to create a safe, sanitary, welcoming environment for staff, clients, and visitors.
Responsibilities Tenant Support & Work Order Management- Addresses tenant repair requests involving electrical, lighting, plumbing, HVAC, irrigation systems, structural components such as windows, walls, flooring, and roofing
- Responds to and completes assigned work orders daily on work order system
- Schedules work efficiently and returns completed documentation to the Property Manager
- Communicates directly with tenants and property manager regarding work order status and maintains records of interactions and resolutions on work order system
- Assists in performing preventive maintenance on building systems and equipment
- Supports interior and exterior inspections to identify and report deficiencies
- Ensures vacant spaces are clean, functional, and “Market Ready” for leasing
- Spot cleans the common area restrooms and restocks paper products throughout the shift
- Replace lamps and/or ballasts in tenant spaces and common areas including corridors, stairwells, restrooms, janitorial, mechanical, and electrical rooms
- Repair and maintain access doors, ensuring proper function and safety
- Replace door hardware such as handles and locks as needed
- Assists with the repair and installation of plumbing fixtures: toilets, urinals, faucets, drinking fountains, water heaters
- Performs touch‑up painting as necessary in common areas
- Replaces broken or damaged ceiling tiles
- Installs signage (e.g., building directories)
- Performs continuous cleaning of high‑traffic areas (lobbies, restrooms, break rooms, elevators, etc.)
- Monitors and restocks supplies such as soap, paper towels, toilet paper, and sanitizers
- Responds promptly to spills, messes, and other immediate cleaning needs
- Empties trash and recycling bins regularly throughout the day
- Cleans and sanitizes restrooms multiple times per shift
- Maintains outdoor areas, including entrances, sidewalks, and parking lots (e.g., sweeping, removing debris)
- Maintains inventory of materials and supplies
- Orders and/or picks up necessary parts and tools
- Keeps engineering shop and building plans organized and up to date
- Prioritizes tasks to ensure efficient resolution of maintenance issues
- Completes all assignments and preventive maintenance tasks accurately and on time
- Reports directly to the Property Manager with updates on task status and building conditions
- Completed work orders with documentation
- Inspection reports for tenant spaces and building systems
- Organized inventory and shop space
- Tenant satisfaction and operational readiness of spaces
- Communicates with management about any safety hazards, supply needs, or maintenance issues
- Supports special events by setting up, cleaning, and tearing down as needed
- High school diploma or equivalent preferred
- Previous custodial or janitorial experience is a plus
- Ability to work independently and follow instructions
- Attention to detail and time management skills
- Excellent communication and customer service skills

Work EnvironmentThe noise level in the work environment is usually low. The work is fast‑paced.
Pay Rate$20.00 - $25.00 per hour. This is the range that we in good faith believe is the appropriate range for the position. We may ultimately pay more or less depending on experience.
