POSITION DESCRIPTION Leasing Manager POSITION OVERVIEW

The Leasing Manager is responsible for the overall leasing performance of the community, leading the leasing team to meet occupancy, revenue, and retention goals while delivering an exceptional prospect and resident experience. This role oversees the leasing process from first inquiry through move-in and renewal, recruits, trains, and coaches leasing specialists, and holds the team accountable to leasing KPIs and Fair Housing compliance.

The Leasing Manager partners closely with the Property Manager on pricing, marketing strategy, and reporting, and personally steps in on escalated prospect and resident situations. Success in this role requires proven sales leadership, strong coaching ability, and the judgment to balance team development with hands-on leasing execution.

KEY RESPONSIBILITIES Leasing & Sales Leadership
  • Own the leasing process end-to-end, setting and monitoring team leasing goals including traffic-to-lease conversion, occupancy, and revenue targets.
  • Personally engage with prospects on escalated tours, negotiations, or high-priority units to model best practices and support the team in closing leases.
  • Review and approve lease agreements, addenda, and move-in documentation for accuracy and compliance with company policy before execution.
  • Analyze daily and weekly leasing activity against goals and adjust team priorities, staffing, and outreach accordingly.
  • Set pricing and concession recommendations in partnership with the Property Manager based on market conditions and occupancy trends.
Team Leadership & Development
  • Recruit, hire, onboard, and train leasing specialists, building a team capable of consistently meeting leasing and customer service standards.
  • Conduct regular one-on-ones, coaching sessions, and performance reviews, providing timely feedback and development plans for each team member.
  • Monitor individual and team performance against leasing KPIs, identifying coaching opportunities and recognizing top performance.
  • Deliver ongoing training on sales technique, product knowledge, objection handling, and Fair Housing compliance.
  • Foster a high-accountability, service-oriented team culture and manage day-to-day scheduling to ensure adequate leasing coverage, including weekends.
Resident Experience
  • Serve as the point of escalation for resident and prospect concerns that leasing specialists are unable to resolve, partnering with the Property Manager as needed.
  • Oversee new resident move-ins, ensuring units are move-in ready and the team is completing inspections and orientations consistently.
  • Champion resident retention efforts, including renewal strategy, resident events, and engagement initiatives that support community satisfaction.
  • Set the standard for a welcoming, professional experience at every point of contact and hold the team accountable to it.
Marketing & Outreach
  • Own leasing and marketing strategy for the community, using traffic source, lead volume, and conversion data to guide adjustments.
  • Direct regular market surveys and maintain current knowledge of competitor pricing, availability, and positioning.
  • Oversee online listings, social media content, and reputation management, ensuring the community's digital presence is accurate and competitive.
  • Ensure the leasing office, model unit, and common areas are consistently presented at the highest standard.
Administrative & Compliance
  • Audit prospect, applicant, and resident records in the property management software for accuracy and completeness.
  • Ensure applications are processed, screened, and communicated in accordance with Fair Housing laws and company policy, and resolve escalated screening issues.
  • Oversee collection and documentation of holding deposits, application fees, and move-in funds, and reconcile leasing-related accounting with the Property Manager.
  • Prepare and deliver daily, weekly, and monthly leasing reports to the Property Manager and ownership/regional teams as required.
QUALIFICATIONS Required
  • High school diploma or equivalent required;
    Bachelor's degree preferred.
  • Strong verbal and written communication skills with demonstrated leadership and coaching ability.
  • Proficiency with property management software (e.g., Yardi, Real Page, or equivalent) and Microsoft Office.
  • Ability to work a flexible schedule including weekends, as leasing activity peaks on Saturday and Sunday.
  • Valid driver's license and reliable transportation.
