Maintenance Technician – Foothills Mobile Home Park
TN Management LLC | Gillette, WY | Full-Time | In Person
Pay: $21–$25/hour, based on experience

About Us
TN Management runs Foothills Mobile Home Park in Gillette. We're on a mission to support a better generation of blue-collar craftsmen. Many of our residents are welding students who moved here to start a new career, and their success comes first for us. We're also proud to provide affordable, well-kept homes for the families and long-term residents of the Gillette community.

A safe, clean, working home lets our residents live well and lets our students focus on training and graduating. That's where you come in.

Why Join Us?
Your work matters right away. When a furnace gets fixed fast or a home is ready on move-in day, a family stays warm and a student can stay focused on class. There's no red tape. You'll work closely with our housing team and be part of a group that takes care of its community and helps put people into life-changing careers.

What's In It for You

  • Free medical option. Our Cigna HDHP is fully company-paid for you and your family. That's $0 out of your paycheck.
  • Money toward your health costs. Choose the HDHP and we add $1,000 a year to your Health Savings Account.
  • Company-paid life insurance. $75,000 in coverage at no cost to you.
  • 401(k) with a match. We match up to 3.5% of your pay.
  • Dental and vision through Principal at a low monthly cost.
  • Generous PTO from your very first day.
  • Nine paid holidays, including Good Friday, Black Friday, and Christmas Eve.
  • A mission that matters. Your work helps students build new careers and gives local families a place to call home.

What You'll Do

  • Complete repairs and preventative maintenance on mobile homes and park property
  • Handle basic plumbing, electrical, carpentry, drywall, and painting within your skill level
  • Maintain furnaces, water heaters, water and sewer lines, and skirting
  • Prevent and fix freeze-ups (heat tape, line thawing, winterizing)
  • Handle snow removal, mowing, lot cleanup, and common areas
  • Get homes move-in ready for new students, tenants, and guests
  • Complete work orders and let the housing team know when they're done
  • Respond to urgent maintenance calls, including after hours when on call
  • Troubleshoot problems and flag when an outside contractor is needed
  • Document park rule violations and report them to management. Address minor issues politely when appropriate.
  • Keep tools, equipment, vehicles, and work areas clean and organized

What We Expect

  • Show up on time and ready to work
  • Do the job right, not with temporary fixes
  • Put safety first and follow procedures
  • Be professional and respectful with residents, students, and coworkers
  • Respect residents' homes and privacy. Follow lease notice rules before entering occupied units, except in emergencies.
  • Communicate clearly about problems, delays, and materials needed
  • Take care of company property and avoid waste
  • Tell management right away about serious safety issues, major damage, or problems that will cost more if they wait

What We're Looking For

  • 1+ year of maintenance, construction, or handyman experience (mobile home experience is a plus)
  • Valid driver's license and reliable transportation
  • Able to lift 50 lbs and work outside in cold weather
  • No HUD installation or licensed electrical, gas, or plumbing work unless you hold the license

Work Schedule

  • Full-time, [Mon–Fri, 8am–5pm]
  • On-call rotation for after-hours emergencies
  • Must be able to travel between company properties in Gillette

Before You Start
Applicants must already be legally authorized to work in the United States. All offers depend on passing a pre-employment drug screening and background check.

Benefits
401(k), 401(k) matching, Dental insurance, Health insurance, Health savings account, Life insurance, Paid time off, Parental leave, Referral program, Retirement plan, Vision insurance
