Job Title: Maintenance Supervisor
Employment Type: Full-Time
FLSA Status: Non-exempt
Schedule: Monday – Friday 8:30am – 5:30pm with after-hour on-call schedule one week every three weeks.
Location: River Run Village Apartments, 847 Risley Ave, Gladstone, OR 97027.
Reports to: Property Manager
Compensation Package- Competitive starting hourly pay range of $30.00
- Monthly phone allowance $50.00

- Comply with state landlord/tenant statutes.
- Comply with OSHA safety regulations.
- Attend training and development seminars.
- Communicate daily with Property Manager and perform requested tasks.
- Ensure building complies with codes, pool safety, fire codes, evacuation regulations.
- Perform inspections of common areas, fixtures, plumbing, appliances, pools.
- Conduct preventative repairs regularly.
- Replace recalled appliances promptly.
- Complete apartment turnovers within three days of vacancy.
- Communicate turnover schedule with Property Manager.
- Minimize turnover time via pre/post move‑out inspections.
- Maintain inventory of tools, supplies.
- Organize maintenance shop and storage areas.
- On-call for after‑hour emergencies on rotating schedule.
- Repair electrical, plumbing, appliances, carpentry.
- Maintain pool/spa (if applicable).
- Ensure vendor work meets highest standards.
- Provide janitorial services interior/exterior.
- Complete work orders within 24 hours of submission.
- Maintain high cleanliness and curb appeal.
- Paint interior/exterior surfaces as needed.
- Interact professionally with community members.
- Authorization to work in the United States.
- High School Diploma or equivalent.
- Reliable transportation.
- 2+ years of multi-family maintenance experience.
- Own hand tools.
- Knowledge of groundskeeping, painting, appliance repair, caulking, minor electrical, plumbing, HVAC, vendor bidding, inventory ordering.
- Demonstrated teamwork, hygiene, ethics, customer service, communication, conflict resolution, cost/benefit analysis, continuous development.
- 90% property grounds inspection.
- 10% office environment with computer/tablet/phone.
- Frequent lifting 20-50 lbs, kneeling, crouching, bending, reaching.
- Weekend work may be required.
