Overview

The Maintenance Technician plays an essential role in delivering an exceptional resident experience by performing a wide range of repairs, maintenance tasks, and ensuring statutory compliance of building fabric and mechanical/electrical systems. The role works closely with the Community team and Capital Project team to inspect and diagnose faults, complete day‑to‑day repairs, and maintain both building and grounds.

Key Responsibilities
  • Work as part of a friendly and supportive team to ensure residents enjoy a high level of cleanliness throughout the community.
  • Communicate effectively with customers, clients and colleagues, demonstrating a clear understanding of issues and using initiative to respond accordingly.
  • Maintain focus on delivering services within agreed budgetary and resource parameters.
  • Monitor the electronic maintenance reporting system daily, ensuring tasks are completed to a high standard and within suitable time scales, and correspond with tenants when required.
  • Administer all property maintenance records in accordance with Greystar policies and procedures.
  • Maintain adequate levels of spares, stock and supplies, ensuring effective forward planning.
  • Respond to out‑of‑office calls that require on‑site presence and refer to appropriate contractors as necessary.
  • Undertake repair and maintenance tasks to a high quality, including plumbing, joinery, carpentry, painting/decorating, lighting maintenance and required statutory testing.
  • Understand and respond to health and safety matters in an appropriate and timely manner.
  • Move furniture and heavy items from location to location on site as required.
  • Inspect and maintain common areas, including refuse and recycling facilities, to the highest standards of repair and cleanliness.
  • Co‑ordinate contractors and suppliers executing minor works on site.
  • Monitor subcontractor performance, keeping accurate records of site operations and all relevant RAMS and permits to work.
  • Assist the Community Manager in key management tasks to ensure high levels of security at all times.
  • Accompany external contractors on site in line with key management and access policies.
  • Ensure annual checks are carried out for contractors’ statutory insurance and qualifications.
  • Ensure gardens and grounds are well maintained, clean, tidy and hazard free, supervising external contractors as required.
  • Manage and maintain all statutory testing records, utilizing other team members where appropriate.
  • Carry out annual PAT testing and inspections of emergency lighting, weekly fire alarm tests and fire evacuations.
  • Practice proper safety techniques in accordance with company guidelines.
  • Report incidents or accidents to the Community Manager using the correct system and documentation.
  • Review site risk assessments with the Community Manager as required.
  • Look to maximize efficiency of utilities.
Qualifications
  • General education to O Level / GCSE level or equivalent with demonstrable written and numerical skills.
  • Awareness of health and safety requirements on site.
  • Recognised trade qualification such as Building Crafts Operative Certificate, City and Guilds or NVQ relevant to residential repairs and maintenance.
  • Experience in domestic residential repairs or general builder/residential construction trades (plumbing, electrical or carpentry).
  • Fluent English, verbal and written communication skills.
  • Helpful, friendly personality with effective communication, professional and courteous behaviour towards colleagues and residents.
  • Good team player with strong relationship building and influencing skills.
  • Positive approach and ability to work with little supervision.
  • Ability to determine cost‑effective solutions to repairs.
  • Contractor and supplier supervision skills desirable.
  • Excellent organisational skills with the ability to multitask and prioritise.
  • Numerical skills necessary to complete required activities.
  • Flexible approach to work and adaptability to thrive in a changing environment.
