Multi-family residential properties seeking a strong Maintenance Supervisor with an outstanding knowledge of building trades, cleaning procedures, and maintenance of apartment rental units and public areas at one or more multifamily residential communities. The successful maintenance supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, drywall, painting, and other building systems. They will be responsible to train staff andprovideforrunning facilities operations to include upkeep and repairs.
The maintenance supervisor must have excellent organizational and time management skills, as well asstrongknowledge of health and safety regulations and practices, andwill ensure that facilities are ina goodand safe condition at all times.
- Inspect facilities periodically todetermineproblems and necessary maintenance
- Prepare weekly maintenance schedules andallocatework
- Provide quick and courteous response to resident requests for maintenance service,to includedirection of maintenance technician and/or hands-on completion of the service request yourself.
- Supervise and provide training to maintenance technician(s).
- Participate in recruitment,selection, and maintenance training for maintenance technician(s).
- Lead and train the team by example, and by doing.
- Troubleshoot and take the appropriate actionto repair and/or restore service within the quality and time standardsestablishedby the Company.
- Hire and supervise tradesmen during installations,repairsor maintenance (electricians, plumbers etc.)
- Inspect andmaintainbuilding systems (heating,ventilationetc.)
- Contribute to the development of maintenance budget and ensure compliance
- Monitor inventory of materials and equipment
- Participate in coordination of projects (e.g.renovations)
- Ensure adherence to quality standards and health and safety regulations
- Other duties as assigned
- Adherence to the company's vision and values in all aspects of the job
- 10+ years of experience as maintenance technician and/or minimum of 5+ years in a supervisor role
- Strong technical knowledge of all building systems (electrical, plumbing, general carpentry, and HVAC)
- CFC certification with a minimum of type 2
- Knowledge of health and safety practices and regulations
- Understanding of budgeting and performance management
- Excellent planning and leadership abilities
- An eye for detail
- Computer savvy, proficient in basic computer skills, (emails, PO entries)
- Excellent communication and interpersonal skills
- High school diploma;
Degree from a vocational school will be a plus - Professional Certifications (e.g.CMRP or HVAC certified) are preferred
- Must be able to traverse property and facility to diagnose building issues and plan repairs or maintenance.
- Must be physically able to perform repairs when needed.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Prolongedperiodssitting at a desk and working on a computer.
- Must be able tolift upto 75 pounds at a time.
The compensation for this position ranges from $65, ($31.25-$35.58/hr) commensurate with qualifications and experience. This full-time position is not exempt from overtime pay under federal and state wage and hour laws, which means that it is eligible for overtime timepayfor hours workedin excess of40in a givenworkweek.
