Key Responsibilities
- Lead all preconstruction activities from conceptual budgeting through GMP and contract award
- Prepare and oversee detailed cost estimates, value engineering, and constructability reviews
- Manage subcontractor outreach, bid solicitation, and scope leveling
- Collaborate with owners, architects, engineers, and internal stakeholders to align design, budget, and schedule
- Analyze drawings, specifications, and project requirements to identify risks and opportunities
- Develop and maintain preconstruction schedules and milestone tracking
- Present estimates, cost updates, and options clearly to executives and clients
- Support project turnover to operations and remain engaged through early construction
- 7+ years of experience in preconstruction and/or estimating for commercial or multi-family construction
- Proven experience delivering conceptual and detailed estimates through GMP
- Strong understanding of construction means and methods
- Proficiency with estimating software and Microsoft Office (Excel required)
- Excellent communication, negotiation, and leadership skills
- Ability to manage multiple projects and deadlines simultaneously
- Bachelor's degree in Construction Management, Engineering, or a related field preferred
