Job Title: Commercial Construction Project Manager
Employment Type: Full-Time Direct Hire with Comprehensive Benefits
Compensation: $180k - $200K with comprehensive benefits
Schedule: Day Shift
Acara Solutions is seeking a Sr. Commercial Construction Project Manager to plan, coordinate, and manage commercial VERTICAL construction projects, with responsibility for project cost, schedule, quality, subcontractors, documentation, and client communication.
About the Opportunity:- Manage project contracts, subcontracts, scopes, negotiations, and compliance.
- Develop and maintain project schedules, budgets, forecasts, and cost controls.
- Manage RFIs, submittals, change orders, project documentation, and reporting.
- Coordinate owners, architects, consultants, subcontractors, crews, and internal teams.
- Procure long-lead materials and equipment and coordinate project requirements.
- Monitor project progress, field quantities, costs, and productivity.
- Identify and mitigate project risks and resolve construction issues.
- Ensure compliance with building codes, safety requirements, and quality standards.
- Coordinate permits and communicate with governing agencies.
- Track timecards, field logs, project costs, payables, receivables, and monthly progress payments.
- Maintain accurate project files, correspondence, subcontractor agreements, and related documentation.
- Build and maintain effective relationships with owners, subcontractors, vendors, and field teams.
- 4 years minimum of commercial/vertical construction project management experience; experience with 4+ story projects required.
- Broad knowledge of construction methods and commercial construction practices.
- Ability to read blueprints and construction documents.
- Strong scheduling, budgeting, cost-control, negotiation, and problem-solving skills.
- Excellent communication, organization, and interpersonal skills.
- Valid driver's license and clean driving record.
- Ability to work outdoors in varying weather conditions and on active construction sites.
- Ability to walk construction sites and wear required personal protective equipment (PPE).
