Position Summary

Responsible for a range of funding requirements for mortgage and home equity loans and accurately transferring loan data into servicing platform. Prepare closing instructions, closing documents and loan proceeds for delivery to settlement agent/attorney within 24 hours of the scheduled closing date. Coordinate settlements and answer questions regarding closing requirements. Prepare wires for funding and submit payments and payoffs as necessary.

Review HUD-I Settlement Statement and Closing Disclosure for accuracy and compliance with RESPA and make corrections as needed. Prepare and deliver closed loans to post closing department within prescribed time frames. Functions & Responsibilities
  • Mortgage and Home Equity Closings – Reviews title commitment for accuracy. Reviews sales contracts, PMI certificates, lock confirmations and underwriting approvals for accuracy. Completes real estate escrow transactions by determining requirements; clearing titles; assembling, preparing, and reviewing closing documents; disbursing funds. Determines closing requirements by studying and clarifying buyer, seller, and lender instructions. Orders title reports for issuing title insurance, resolving title defects, satisfying existing liens and encumbrances against property or principals.

    Coordinate settlements and answer questions regarding closing requirements. Balances the Closing Disclosure and initiates wires. Communicates closing instructions and requirements to members and internal staff as required.
  • Quality Control – Ensure that each loan is processed accurately by making sure the file is properly disclosed, processed, and conforms to the Truth-in-Lending Act (TILA), Real Estate Settlement Procedure Act (RESPA), and HMDA. Fund loans and accurately transfer loan data into servicing platform. Review HUD-I Settlement Statement and Closing Disclosure for accuracy and compliance with RESPA and make corrections as needed.

    Prepare and deliver closed loans to post closing department within prescribed time frames.
  • Business Communications and Relationships – Liaise between the mortgage lending underwriting department, mortgage loan originators, processors, real estate agents, and applicants to facilitate loan closing.
  • Performs other duties as assigned.
  • Qualifications & Requirements

    EDUCATION:

    A high school diploma or G.E.D.

    EXPERIENCE:

    3-5 years of experience in Real Estate operations, including knowledge of secondary market requirements for packaging and delivering of file in a financial institution preferred.

    • Thorough knowledge and understanding of RESPA TIL, NMLS, HDMA Federal Compliance.

    • Thorough knowledge and understanding of organization’s Employee Handbook and policies.
    • Must demonstrate a functional knowledge of the Bank Secrecy Act in addition to other Federal laws, including but not limited to U.S. Patriot Act, Office of Foreign Assets & Control, Anti-Money Laundering, Right to Financial Privacy Act, and the Bank Bribery Act.
