- Service an assigned portfolio of first-lien residential mortgage loans across their full lifecycle, from boarding through payoff, in accordance with investor and regulatory guidelines.
- Process and reconcile borrower payments, payoffs, curtailments, and payment reversals, ensuring accurate application to principal, interest, escrow, and fees.
- Administer escrow accounts, including tax and insurance disbursements, annual escrow analyses, and shortage/surplus resolution.
- Respond to borrower inquiries and written requests (including qualified written requests and notices of error) promptly and within required time frames.
- Maintain accurate loan records and documentation within the servicing system of record, ensuring data integrity across all investor reporting.
- Support default servicing activities including early-stage collections, delinquency management, loss mitigation, and coordination with foreclosure and bankruptcy processes as needed.
- Identify, research, and resolve servicing exceptions, discrepancies, and reconciliation items in a timely manner.
- Partner with compliance, quality control, and audit teams to support internal reviews and investor/agency audits.
- Additional duties as assigned by the servicing manager
- This role requires demonstrated, hands-on experience servicing loans for the three primary agencies. Familiarity with each agency’s servicing guide and reporting cadence is essential:
- Fannie Mae — servicing per the Fannie Mae Servicing Guide, including investor reporting, LSDU/SURF workflows, remittance types (scheduled/actual), and delinquency status reporting.
- Freddie Mac — servicing per the Freddie Mac Guide, including loan-level reporting, cash/remittance obligations, and use of servicing tools and reporting portals.
- Ginnie Mae — servicing of Ginnie Mae pooled loans (FHA, VA, USDA/RD), including pool accounting, monthly RFS reporting, security holder remittances, and adherence to the Ginnie Mae MBS Guide.
- Working knowledge of GSE remittance cycles, custodial account requirements (P&I and T&I), and monthly investor reconciliation.
Compensation: $55,000-$60,000 per year
