Job Summary:
The Senior HVAC Specialist leads and oversees HVAC Specialists and other maintenance personnel responsible for the operation, maintenance, repair, and installation of HVAC systems serving buildings, central plants, and auxiliary plants. This position performs advanced, journey-level HVAC work involving heating, ventilation, air conditioning, refrigeration, electrical controls, and computerized energy management systems. The Senior HVAC Specialist serves as a technical resource for complex troubleshooting and repairs, coordinates preventive maintenance, supports system upgrades and projects, and provides training and guidance to HVAC staff.
Responsibilities:
Leadership & Work Coordination:
Provide lead direction, assign work, and monitor the performance of HVAC Specialists and other assigned personnel. Prioritize work assignments, coordinate schedules, and ensure work is completed safely, efficiently, and according to established standards. Provide technical guidance and support for complex HVAC troubleshooting and repairs. Train and coach HVAC Specialists on equipment operation, maintenance procedures, safety practices, and energy management systems.
Assist with coordinating contractors, vendors, manufacturers, and other personnel on HVAC-related projects. HVAC Maintenance & Repair:
Perform advanced installation, maintenance, troubleshooting, and repair of heating, ventilation, air conditioning, and refrigeration equipment. Maintain and repair chillers, air handlers, pumps, compressors, motors, fans, valves, belts, condensers, evaporative coolers, ducts, diffusers, controls, and related equipment. Perform preventive and predictive maintenance to improve equipment reliability, efficiency, and service life. Inspect equipment for leaks, abnormal noise, electrical defects, wear, and other operating issues.
Replace, repair, lubricate, clean, adjust, and service HVAC components and equipment. Respond to emergency HVAC situations and take appropriate action to address immediate operational and safety concerns. Central Plant & Energy Management:
Operate and monitor centralized computerized energy management systems. Adjust system parameters and controls to optimize HVAC performance, equipment staging, energy efficiency, and equipment longevity. Troubleshoot HVAC systems integrated with computerized energy management systems. Install, configure, and maintain energy management hardware, controls, switches, gauges, thermostats, valves, and controllers. Maintain accurate equipment operating information, maintenance schedules, service records, and computerized logs. Electrical & Controls:
Troubleshoot high- and low-voltage electrical circuits and HVAC control systems. Diagnose damaged or worn electrical and electronic components and repair or replace components as required. Perform general electrical repairs associated with HVAC equipment. Use electrical testing equipment, diagnostic tools, circuit diagrams, and computerized software to identify system faults. Installation, Piping & Mechanical Work:
Install and modify HVAC equipment and systems based on plans, specifications, blueprints, diagrams, and work orders. Prepare, cut, thread, ream, bend, and join tubing and piping. Perform welding and brazing for HVAC piping and equipment repairs and installations. Work safely in mechanical rooms, confined spaces, crawl spaces, and other challenging work environments. Assist with HVAC system upgrades, equipment replacements, expansions, and construction projects.
Project Support & Planning:
Participate in planning and designing HVAC equipment and system installations. Develop or review HVAC specifications, diagrams, layouts, and equipment requirements. Research and recommend appropriately sized replacement equipment based on existing systems, building requirements, and site conditions. Estimate labor, materials, equipment, and project costs. Coordinate procurement of HVAC parts, materials, tools, and supplies. Provide technical assistance and oversight for construction and capital improvement projects affecting HVAC systems.
Safety, Compliance & Documentation:
Follow applicable HVAC, electrical, environmental, building, and safety codes, regulations, and industry standards. Follow proper refrigerant recovery and handling procedures. Maintain tools, equipment, work areas, and job sites in a clean and safe condition. Maintain accurate maintenance, inspection, repair, and equipment records. Communicate technical problems, equipment deficiencies, and recommended corrective actions to supervisors. Provide professional and respectful customer service to coworkers, customers, contractors, and other stakeholders.
