Position SummaryThe Project Manager (PM), Construction Capital is responsible for managing the planning, coordination, and execution of capital construction projects from preconstruction through closeout. This role oversees budgets, schedules, subcontractor coordination, documentation, and client communication for ground-up construction and major capital improvement projects.
The PM works closely with Superintendents and field teams to ensure projects are delivered safely, on schedule, within budget, and in alignment with quality standards. This role is a key driver of project performance and plays a critical role in maintaining strong client relationships and ensuring successful project outcomes.
This position serves as a core leadership role within the project team and has a growth path toward Senior Project Manager, Construction Capital.
Responsibilities Project Execution & Coordination- Manage capital construction projects from preconstruction through closeout.
- Develop and maintain project schedules, budgets, and execution plans.
- Coordinate subcontractors, vendors, and consultants.
- Track project milestones and ensure alignment with schedule and scope.
- Identify and resolve project issues to maintain progress.
- Manage project documentation in Procore or company project management systems.
- Oversee and track:
- RFIs
- Submittals
- Change orders
- Daily logs
- Meeting minutes
- Project correspondence
- Ensure all project records are accurate, complete, and up to date.
- Maintain compliance with company standards and procedures.
- Review project scope, drawings, and specifications.
- Collaborate with Preconstruction and Estimating teams during early phases.
- Assist in developing budgets and scopes of work for subcontractors.
- Support value engineering and constructability reviews.
- Manage scope changes and ensure proper documentation and approval.
- Manage project budgets including labor, materials, subcontractors, and general conditions.
- Track costs and support financial forecasting.
- Process and review subcontractor and vendor invoices.
- Manage change orders and ensure accurate cost tracking.
- Coordinate with Finance for billing, projections, and reporting.
- Support overall project profitability.
- Develop and maintain project schedules in coordination with field teams.
- Monitor project progress and ensure schedule adherence.
- Identify potential delays and implement mitigation strategies.
- Coordinate sequencing of work with Superintendents and subcontractors.
- Work closely with Superintendents and field teams to support project execution.
- Assist in resolving field issues and maintaining productivity.
- Conduct regular site visits to monitor progress and alignment with plans.
- Ensure field teams have accurate and timely project information.
- Maintain regular communication with clients regarding project progress.
- Participate in client meetings and provide project updates.
- Respond to client requests and ensure expectations are met.
- Build and maintain strong relationships with clients, consultants, and partners.
- Support adherence to quality standards and project specifications.
- Coordinate with Safety Managers and field teams to uphold safety requirements.
- Promote a culture of safety and accountability across the project.
- 4+ years of experience in construction project management — corresponds to Low salary range
- 7+ years of experience in construction project management — corresponds to Mid salary range
- 10+ years of experience in construction project management — corresponds to High salary range
- Demonstrated knowledge of industry methodologies (e.g., CMAA standards).
- Proven risk management expertise in complex projects.
- Excellent interpersonal and communication skills.
- Strong ability to interpret contracts, specifications, and technical drawings.
- Certifications:
PMP, OSHA 30 preferred.
Bachelor's degree in Construction Management, Civil Engineering, or related field.
