Position Description

Under the direction of the Community Manager, the Service Maintenance Manager (SMM) is responsible for the physical operations of the community, particularly the preservation and maintenance of the asset, preparation of market‑ready homes, and providing ongoing service to the residents. The SMM is a hands‑on maintenance manager who leads the maintenance team, mentors staff, and provides direction to enhance employee skills and foster a collaborative environment in accordance with TCB policies, ensuring a quality living environment for all residents.

This role is in person five days per week with an on‑call rotation.

Essential Functions
  • Provide direction, guidance, and supervision to all maintenance team members and vendors/contractors.
  • Manage and participate in the completion of routine and preventive maintenance work orders and unit turns in a timely manner, including scheduling vendor services and reviewing completed work for quality.
  • Provide training to the maintenance team to ensure proper performance of their functions and consistency with company policies, procedures, and safety standards.
  • Oversee cleaning, painting, interior/exterior decoration and maintenance, landscaping, snow removal, replacement of lights, plumbing, electrical work, roof repairs, appliance evaluation, and other repairs.
  • Manage preparation and make repairs for REAC/HQS inspections and audits.
  • Participate in financial review with the Community Manager on maintenance, utility, and capital‑related expenditures to meet budgeted goals.
  • Complete budgeted capital improvements and manage vendor service contracts (HVAC, pest, snow, landscaping, etc.) by developing scope of work, managing the competitive bid process, and monitoring completion of capital projects and vendor services.
  • Maintain the maintenance shop and inventory to company standards, leading with a safety mindset including wearing appropriate PPE.
  • Available for weekend work, on‑call rotation, and emergency service call duties.

Knowledge,

Skills and Abilities
  • Leadership skills and understanding of effective management of personal development and career paths for all employees.
  • Strong Microsoft Word, Excel, Outlook, and Yardi or other industry software experience.
  • Excellent verbal and written communication skills.
  • Knowledge of Federal Fair Housing Laws & Guidelines is a plus.
Education & Experience
  • High School diploma or equivalent required.
  • 5+ years of multi‑family operational management experience, preferably with a comparable role.
  • Experience in training, budget development, and managing expenses; bid and manage vendors, service and general building contractors are essential skills.
  • One or more industry trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, etc.) required.
  • Willingness to obtain any required certification(s) within six months of hiring to meet site/area needs.
  • Knowledge of all hand and power tools, cleaning supplies, and protective equipment.
