ESSENTIAL DUTIES AND RESPONSIBILITES includes the following.
Other duties may be assigned.
- Check all faucets (bathroom, kitchen, laundry) and repair as needed.
- Check all drains, clean as needed.
- Check all stool for proper working condition, repair as needed.
- Check all showers for proper working condition, repair as needed.
- Check all bathroom and plumbing fixtures, caulk as needed.
- Check all lights, light fixtures, switches, and covers, replace as needed.
- Check all outlets and covers, replace as needed.
- Check all exhaust fans for proper working condition, repair or clean as needed.
- Check all registers and cold air returns, replace or clean as needed.
- Dryer vents clean as needed
- Check all fans for proper operation, repair and clean as needed
- Check walls for holes, cracks and repair as needed.
- Check doors, doorstops, latching devices and door closures, door alarms, repair as needed.
- Check baseboards, floor tile, replace as needed.
- Check all electrical cords on appliances, repair as needed.
- Check exterior and interior for touch up painting, as needed.
- Check all windows and screens for damage, repair as needed.
- Check fire alarms, smoke detectors, emergency lights, pull stations and fire doors
- Perform routinely Fire Alarm Test and Quarterly Evacuations Test
- Required to transport Clients and Staff to Local Hospital.
- Fuel all Beverly Farm Authorized vehicles.
- Clean or replace furnace filters as needed.
- Other duties may be assigned by Supervisor or Maintenance Director
Education/
Experience:
High School education or G.E.D. with four years minimum general maintenance experience and must maintain a valid driver's license.
LANGUAGE
SKILLS:
Ability to read and comprehend simple instructions, short correspondence, and memos in English. Ability to write simple correspondence in English. Ability to effectively present information in one-on-one and small group situations and other employees of the organization.
Mathematical
Skills:
Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, and decimals.
REASONING ABILITY:
Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
Physical Demands:

While performing the duties of this job, the employee is regularly required to sit, stand, walk, bend, squat, crawl, and reach. Employee will occasionally use mechanical lift, climb stairs and ramps. The employee will frequently and occasionally lift and/or move up to or over 75 pounds. From time to time, employee may be required to work long hours and mandatory overtime.
The employee is frequently required to use both hands, push/pull, use sharp objects, talk and often working in different temperature settings. The noise level in the work environment is usually moderate. On occasion, noise level may be very loud. On occasion the work environment may be cold and hot.
Specific vision abilities required by this job include close vision, distance vision, and peripheral vision. Specific hearing abilities required by this job include the ability to hear when communicating with employees and using a phone line.
