The Town of Bucksport is seeking a qualified professional for the position of Assessor to perform specialized administrative and technical work in the valuation of real and personal property. This 20 hour per week role is responsible for appraising residential, commercial, and industrial properties to ensure all assessments remain equitable and compliant with Maine State Law and Bureau of Taxation regulations.

Essential Duties and Responsibilities

Administers the municipal assessment system to maintain accurate property valuations. Appraises all real and personal property, including residential, commercial, industrial, agricultural, and public utilities.

Determines property values by applying cost, income, and market approaches. Tracks economic trends, social data, and sales information to adjust for changing market conditions.

Maintains official databases and archives, including tax maps, deeds, permits, exemptions, and historic valuation data. Oversees the final valuation commitment books.

Serves as the primary resource for tax and property inquiries. Maintains professional relationships with the public and real estate industry.

Manages cost schedules and prepares appraisal reports as required.

Required Qualifications

Candidates must hold a valid Maine Certified Assessor (CMA) designation or have the ability to obtain certification within a specified timeframe. Qualifications include experience in property valuation, a thorough knowledge of building construction and real estate finance, and proficiency with TRIO Web and Microsoft Office products. A valid Maine Driver’s License and the ability to complete 16 annual credit hours of continuing education are required.

Compensation

Starting rate of $36.00 – $42.00 per hour, commensurate with experience and qualifications.
