Job Description Purpose of the Maintenance Assistant PositionMaintenance Assistant is responsible, under the direction of the Maintenance Supervisor, for maintaining the building and grounds.
Qualifications Of The Maintenance Assistant- Experience in maintenance of apartment or senior care (health care) or other residential/institutional properties
- Ability to read, write and carry out directions, demonstrate maturity and effective handling of job demands
- Preparation of walls, surfaces, and neat painting
- Operation of carpet and upholstery cleaning equipment
- Self‑starter, able to work with minimal supervision, following a list
- Identification of problems and reporting concerns to supervisor
- Experience with senior populations helpful; ability to work with frail elderly or those with dementia
- Must pass state‑mandated criminal background screening and random drug testing
- Routine maintenance scheduled by the Maintenance Technician, in conjunction with the Administrator, to assure all equipment and systems are fully operational.
- Repair work performed upon completion of a written work/repair order; work orders completed promptly, with emergencies or potentially hazardous situations given top priority.
- Painting of vacant apartments as directed by Maintenance Supervisor.
- Carpet cleaning in resident apartments and community areas as directed.
- Upholstery cleaning as directed.
- Weeding flower beds.
- Ensuring driveway curbs are properly marked before snow plowing season and that exits are clear of snow and ice in winter.
- Maintenance of fountains in ponds, where applicable.
- Securing gates around the specialty care courtyard.
- Maintaining and properly storing patio furniture.
- Routine inspection of the building exterior, sidewalks, and parking areas, taking appropriate action for optimal condition.
- Serving as staff liaison for men’s club.
- Other duties as assigned or necessary to fulfill the living center’s goals and objectives.
- Be a goodwill ambassador for the living center.
- Comply with Life Safety policies and periodic drills.
- Participate in training opportunities.
- Report safety and health hazards to the Maintenance Supervisor.
- Work cooperatively with others on the same shift and across shifts.
- Report to work as scheduled.
- Participate in on‑call duties as scheduled.
- Treat all residents with dignity and respect.
- Observe residents for any change in condition (physical, emotional, cognitive, or behavioral).
- Communicate any change in condition to the Shift Supervisor.
- Comply with infection control protocols.
- Maintain resident rights and confidentiality.
- Follow guidelines stated in the Employee Handbook.
- Able to lift up to 100 lbs.
- Able to stand, bend, twist, turn, stoop, squat, sit, kneel, pull, push, and walk long distances on hard surfaces, wading in ponds; working in attics; working outdoors for extended periods.
- Enduring hot, cold, snow, ice, rain, humidity, etc.
- Ability to climb ladders to 16 ft.; work in high spaces, including roof up to an 8 ½‑pitch; work in close quarters such as ceiling crawl spaces.
- Able to perform physically repetitive work.
- Able to tolerate exposure to cold and hot temperatures.
- Able to work with strong smells and chemicals.
- Able to operate equipment such as vacuum cleaners, carpet cleaners, snow blowers, etc.
- Ability to move furniture and boxes.
- Ability to communicate verbally and in writing with residents, co‑workers, supervisors, and outside service providers.
- Ability to comprehend written and verbal instructions in English; read labels, work orders.
- Emotional stability to appropriately handle resident care needs, including chronic illness, challenging behaviors, dementia‑related issues, and death of residents.

Compensation and Benefits:
Hourly wage and benefits as stated in the Employee Handbook. Eligible for a 2 % increase after 90 days of employment, and merit increase annually based on supervisor’s written evaluation of performance. On‑call as stated in the On‑Call Agreement.
