Loan Documentation Specialist General Purpose
The Loan Documentation Specialist is responsible for reviewing supporting documentation for accuracy, including Laserpro loan documents and title commitments. The results from these reviews will provide training opportunities and coaching feedback for staff.
Essential Duties/Responsibilities- Prepare accurate and complete Laserpro loan documents based on the worksheet and supporting documents saved to the file.
- Review loan approval conditions to ensure all conditions for closing are met; review additional loan provisions within the loan documents.
- Ensure loan codes are correct.
- Review title work prior to loan closings, including vesting/ownership, lien positions, requirements and exceptions, and recommend and obtain title policy endorsements when applicable.
- Track title policies to ensure they are received after loan closing and work with the lending team to obtain any missing documentation.
- Provide documentation needed at closing to lending staff based on title commitment requirements.
- Perform UCC searches and provide feedback to lending staff.
- Monitor UCC continuations/terminations.
- Maintain regular and reliable attendance as an essential function of this position.
- Perform other duties as assigned.
- Basic knowledge of lending processes and procedures, loan documentation, exceptions, collateral review, payment and loan systems.
- Proficiency in basic computer applications such as Microsoft Word and Excel.
- Detail oriented with exceptional organizational skills.
- Proficient in identifying, evaluating, and reviewing required loan documentation.
- Ability to perform job duties with a high level of accuracy.
- Strong verbal and written communication skills.
- Ability to work under pressure, in a fast‑paced environment, while meeting strict deadlines.
- Ability to collaborate and work effectively with a team.

- Adheres to all policies, procedures and regulatory compliance guidelines of Alpine Bank.
- High School Diploma or General Education Diploma (GED) required.
- Possession of, or ability to obtain, a valid Colorado Driver's License required.
- Two (2) or more years’ loan processing experience preferred but not required.
- An understanding of title work, loan documents, regulatory documentation, and security instruments preferred.
- An equivalent combination of education and experience may be substituted on a year‑to‑year basis.
While performing the duties of this job, the employee is regularly required to talk or hear. This is largely a sedentary role; some filing is required, including reaching for and lifting files, opening filing cabinets and bending or standing on a stool as necessary. Vision requirements include close vision, distance vision, color vision, and the ability to adjust focus. The employee may have to lift up to 25 pounds.
