Operations Manager, Building Maintenance
Based in Michigan, Zeeland Lumber & Supply operates truss and wall panel component manufacturing plants along with full-service building material yards that distribute lumber and an expansive range of specialty products, such as windows, doors, roofing, cabinets, decking, and interior and exterior trim.
A Brief OverviewThe job requires the ability to effectively work with the GC and sub‑contractor(s) to ensure safe and productive jobsites. It involves scheduling materials and equipment with office and supervisor, working within a timeline to complete tasks, adjusting the schedule to meet job assignment needs, collaborating with the team, and assisting on other jobs as needed. One must also perform and complete building tasks on a jobsite as required, for example building a wall, moving a wall, or punching out a building.
JobPurpose/Mandate
- Provide onsite supervision to ensure adequate workmanship.
- Provide and maintain a clean and safe workspace.
- Ensure work is performed in a safe and proper manner.
- Ensure the job is on schedule and within budget.
- Ensure good communication between field and office.
- Safety compliance.
- Ensure proper licensing for equipment.
- Manage subcontractor.
- Manage onsite safety.
- Manage cleanliness of workspace.
- Perform daily logs.
- Manage materials both incoming and returns.
- Manage changes to scope and correct ticketing procedures on all changes.
- Maintain all requirements by GC on jobsite (contractual obligation).
- Ensure tickets or CORs are properly documented and communicated to office.
- Communicate with GC about progress and issues as needed.
- Fill out and maintain weekly toolbox talks with subs.
- Flexibility in moving to different sites as required.
- Must be able to adjust to changing weather conditions.
- Must be aware of surroundings, as other trades may affect your jobsite.
- Ensure materials are stored properly.
- Proper PPE must be worn at all times.
- Ensure proper PPE for all framing subcontractors.
- Must have 3+ years' experience in carpentry.
- Must have 3+ years in a supervisory role.
- Must have good communication skills.
- Must have ability to motivate team.
- Spanish speaking a plus but not mandatory.
- Good organizational skills.
- Self‑motivated and able to work with little to no supervision.
- Must be able to read and follow blueprints.
- Strong interpersonal skills.
