The Chief Estimator will provide and manage full estimating services on the General Contracting and Construction Management side of the business and assist as needed with the company’s Turnkey Self-Perform Concrete division. Estimating services will be for any size or complexity of project as defined by Executive Management. The Chief Estimator shall have the ability to perform and direct all required duties on lump sum and conceptual estimating project approaches.
Reports to Executive in charge of Estimating.
This role is a “working estimator” role in that the Chief Estimator will lead its own project estimates while managing others.
Primary Responsibilities:(but not limited to)
- Will lead all aspects of each project including but not limited to:
- Will utilize and maintain project estimating templates.
- Will set up each estimate and perform “accurate” in-house estimates for all applicable trades of work, temporary facilities, weather conditions of all types, etc.
- Will review all project documents including but not limited to specifications, geotechnical reports, drawings, contract & general conditions to the contract, schedule, etc.
- Will interface with:
- Business Development for bid/project opportunities.
- Accounting for bond and insurance requirements.
- Supervision for schedule, constructability, and site usage.
- Project Management schedule, constructability, staffing and site usage.
- Executive Management for fee analysis, general conditions & staffing, project challenges.
- Self-perform concrete group to coordinate scope and all project requirements.
- General Counsel for “Contract” and “General Conditions to the Contract” review.
- Subcontractors for scope, current and forecast pricing, product availability, and development of relationships.
- Maintain, review, and incorporate historical data in consideration of estimates.
- Develop subcontractor bid scopes of work.
- On lump sum bid projects develop bid strategies to secure work.
- Develop project schedules and analyze schedules created by others.
- Develop detailed and complete scopes of work for subcontractor bidding, Purchase Orders, and Subcontract execution.
- Develop and maintain relationships with project Owners, Developers, Program Managers, Design professionals, and General Contractors/CMs (if applicable) to ensure repeat business.
- Take ownership of the bid schedule and ensure corporate sales goals and work in place is met or exceeded.
- Draft purchase orders and subcontracts and ready all trades for awards.
Skills:
- Has a proven record of accomplishment of success as a Lead Estimator.
- Possess the working competency with the following software:
Microsoft Office suite of products (Word, Excel, PowerPoint, Outlook, Teams, Microsoft Project), Bluebeam, Procore, Egnyte, Building Connected, scheduling software, and Pro Est. - Strong analytical and problem-solving skills. Highly organized. Excellent communication skills including an excellent command of English (speaking, reading, writing).
- Knowledge of communicative behavior and lead discussions, negotiations, provide feedback, manage conflicts, and provide a positive, motivating environment for the project team.
- Self-motivated, willing to learn, a strong leader, and a team player who can facilitate effective outcomes through others.
- General understanding of US (United States) regulations, local and national codes, legislation, and industry trends.
- Can formulate and lead presentations. Speaks well in public settings.
- Position requires the ability to work in an organized manner in a fast-paced environment and manage time to meet deadlines.
- Working conditions vary from that of a dry, well lit, and tempered office only environment to working onsite in a construction portable office that may include loud noise and extreme temperatures.
- Can commute to work in home office, remote office, or on a required Project jobsite(s). In rare occasions, based on availability of personnel and project requirements, executive management may determine a hybrid management approach may be in the best interest of the company.
