Building Enclosure Commissioning (BECx) Project Manager

Build more than just buildings  Commissioning Studio team in our Grand Rapids office seeks a Building Enclosure Commissioning Project Manager to collaborate with architects, MEP engineers, and clients on a variety of projects.

Most duties are performed in an office environment, with the remainder involving field visits to construction sites. Position Overview

We seek an innovative Project Manager who is a technically focused architect or engineer passionate about building science. The role expands our commissioning services for building enclosures, focusing on model tools, third‑party reviews, field observations, testing practices, and enclosure consulting. The ideal candidate has 5+ years of experience in evaluating, investigating, commissioning, and designing building enclosure components on new and existing structures, with added knowledge of constructability reviews and construction management processes.

This position involves representing the company to external clients and industry professionals, building relationships, and communicating findings to all audiences.

Essential Job Functions
  • Communicate with clients, team members, and project parties to expand commissioning services and advance building enclosure impact.
  • Manage project finances: budgets, P/L, forecasting, invoicing.
  • Analyze and solve potential building design issues.
  • Effectively review project details for performance, buildability, and long‑term maintainability.
  • Author and review project specifications.
  • Develop building enclosure material for reports, marketing, and white papers.
  • Understand construction documents and administration processes.
  • Implement building enclosure field testing protocols and logistics.
  • Conduct quality assurance reviews of documents to verify technical content is accurate, clear, and concise.
  • Multitask between several projects at various construction stages.
  • Perform field observations and document deficiencies.
  • Communicate directly with clients and document all processes clearly, providing non‑conformance information and recommendations.
  • Present information to all audiences.
  • Professional development:
    • Teach discipline design and understanding to entry‑level engineers.
    • Receive mentorship and guidance from senior engineers.
    • Seek out new information from external sources.
Requirements
  • Minimum Education:

    Bachelor of Science in Architectural Engineering, Architecture, or Engineering.
  • Strong technical writing and concise communication skills.
  • Project Management Experience.
  • Technologically savvy (computers, tablets, cloud‑based systems).
  • Ability to travel to out‑of‑state projects regularly (up to 4‑5 days a month).
  • Construction/on‑site experience.
  • Construction Management experience in Healthcare, Federal & Government, Higher Education sectors.
  • Experience in:
    • Roof Asset Management
    • Property Condition Assessment
    • Facility Needs Assessment
    • ADA Surveys
    • Building Envelope Asset Management
    • Preventive Maintenance Programming
    • Pre‑Construction Surveys
    • IR Surveys
Additional

Preferred Qualifications
  • Involvement in building enclosure and building sciences professional organizations.
  • Fundamental knowledge of building MEP systems and their integration with building enclosures; ability to conduct comprehensive building evaluation.
  • Knowledge of THERM, WUFI, and other computational analysis tools.
  • Proficiency with AutoCAD, Revit, Bluebeam, and Sketch Up.
  • Certifications related to Commissioning and Building Enclosure: PE, AIA, BECxP, CxA+BE, IIBEC, CxA, HERS Rater, NCARB, CEM.

  • Ability to multitask across overlapping projects.

Pay Range: $75,000 – $95,000 per year
