Position SummaryThe Area Manager assists the Regional Manager with daily operations and sales processes across the portfolio, focusing on customer service, resident retention, and creating value for all stakeholders. Extensive travel is required throughout the portfolio for mentoring, training, and developing teammates, ensuring alignment with the company’s goals and embodying the EPIC values.
Duties and ResponsibilitiesWhat you will do:
- Assist in operations at individual properties to ensure they meet operational and financial goals by inspecting properties, reviewing financial, market, and operational reports, managing operations, and implementing action plans.
- Provide support and guidance for training from assigned communities, sharing best practices and feedback on improvement opportunities.
- Develop consistency within the portfolio, including employee meetings, lease and sales process, filing, collections, onboarding, advertising, refurbish, etc.
- Provide short‑term coverage at a community in the event of a community manager absence.
- Assist Regional Managers with the interview process for open positions in the portfolio.
- Assist in onboarding new team members, including Community Managers, Sales and Leasing Agents, Office Coordinators, and Maintenance Staff, educating them on company policies and procedures.
- Ensure adherence to company policies, processes, and timelines throughout the portfolio.
- Drive a culture of sales to meet monthly, quarterly, and annual sales targets, monitoring occupancy and rental rates.
- Manage and increase occupancy through home sales, home leasing, site leasing, and actively marketing the communities.
- Actively participate in community needs during visits: greet prospects, show homes, sign closing documents, assist with resident events, door knock, and conversion campaigns.
- Create and maintain a positive community environment, encouraging staff and resolving resident concerns.
- Review outstanding Inventory, Audit, and Reasonable Accommodations lists to ensure timely resolution.
- Travel regularly to assigned properties to provide oversight, feedback, and corrective measures to on‑site staff and contractors/vendors.
- Ensure community appearance and physical aspects meet business standards through routine inspections and communicate concerns for capital needs.
- Be involved with the rent collection process, ensuring consistent delinquency handling, timely notices, follow‑up calls, and door knocks.
- Report to the Regional Manager on staffing needs, sales strategies, suggestions, and operational improvements.
- Position may require flexible hours, nights, and weekends as needed.
- Position may require temporary or permanent reassignment of work location as directed by Senior Leadership.

- Position is hybrid; 60–80% of time spent in supporting communities.
- Must be able to travel extensively: expected overnight travel 1–2 days per 1–2 weeks, per month.
- High school diploma or GED; 5+ years of property management experience as a Community or Property Manager; leadership of multiple properties preferred.
- Bachelor’s degree from a four‑year college or university preferred.
- A passion for delivering a best‑in‑class marketing, sales, and leasing experience.
