This is a 100% onsite position with travel between Bemidji, MN, Red Lake, MN, and Cass Lake, MN. Relocation allowance or weekly living allowance will be provided to qualified candidates who may need to travel back/forth to these locations. This is a 5‑year project for a full‑time W‑2 position.

Position SummaryThis position operates and maintains utility systems of boiler plants, air conditioning, heating distribution systems, fire alarm systems, domestic water systems, generator power systems, and building automation systems on a continuing basis. It adjusts and regulates a variety of automatic or manually controlled auxiliary equipment to ensure maximum operating efficiency of the systems and provides recommendations and expert advice on the operation and maintenance of building systems.

Essential Functions Utility and Building OperationsWorks with boilers, hot water heaters, pressure vessels, air handlers, chillers, electrical systems, pumps, and facility‑related equipment. Performs preventative maintenance on air handlers, boilers, chillers, gas systems, water systems, and other systems according to the Nuvolo Preventive Maintenance Schedule. Completes boiler logs, Nuvolo reports, daily work logs, PM, and work orders as described in the Maintenance procedures. Maintains and monitors the operation of equipment using a computerized control system and operates the Johnson Controls control system computer, related devices, remote panels, and fire alarm protection system.
Troubleshoots and diagnoses equipment and system failures, locates and orders repair parts, and performs repairs when possible to a wide range of facility‑related equipment and systems, including seals on pumps, kits on valves, kits on faucets, adjustments on thermostats and humidistats, and other equipment such as dishwashers, freezers, air compressors, and garage door operators. Performs installation and repair of piping systems (sewage, water, hydronic heating, and cooling).
Works from blueprints and sketches to layout and install piping systems and equipment, adhering to all required safety practices, plumbing codes, and OSHA regulations. Maintains hospital and grounds surveillance.
Incumbent works independently under the general supervision of the immediate supervisor who issues assignments. Uses established plant operations, determines areas of difficulty, orders supplies, parts and materials to keep the plants operating. Work is subject to spot checks by the supervisor. Provides immediate and effective maintenance and repair on all equipment within the hospitals. Accurate records and logs are required for CMS accreditation.
The preventative maintenance program is essential to ensure reliable operation of service unit equipment.
• Thorough knowledge of piping systems and related equipment.
• Ability to work from blueprints and sketches to layout and install piping systems and equipment.
• Knowledge of and skills applying OSHA, NFPA, CMS regulations for operation of building systems.
• Working knowledge of equipment including air handlers, boilers, chillers, gas systems, etc.
