Preconstruction Manager

The Preconstruction Manager is a full-time, on-site role based in Jenison, MI. As a Preconstruction Manager, this role will be responsible for the cost estimating of construction projects. The role will own quantity take offs, budget creation, review and analysis of trade contractors and constructability and end deliverable creation. This role requires strong understanding of construction methods, excellent communication and leadership skills, deep understanding of software and technology, and the ability to manage multiple tasks.

• Assist and/or lead during the pre-construction phase. Attending design meetings, continuously evaluate the materials and products being proposed for constructability and feasibility.

• Perform detailed quantity take-offs for accurate cost estimates.

• Ability to create specific project scope of work for trade contractor review, evaluation and bid submission.

• Oversees and prepares estimates for projects at all design phases including hard bid opportunities.

• Review and analyze trade contractor proposals and ensure alignment with project scope, schedule, and risk.

• Prepare and create deliverable for presenting construction estimates.

• Takes lead in preparing guaranteed maximum prices and brings guaranteed maximum prices to closure.

• Maintain detailed records of estimates, bid clarifications, subcontractor quotes, and cost decisions.

• Create and maintain cost databases using historical project costs, labor rates, and trade contractor pricing, etc.

• Lead internal estimating meetings to review assumptions, validate inputs, and assess risk with leadership.

• Identify and recommend value engineering options to improve cost-efficiency and constructability.

• Drives deadlines and achieves results.

• Attends sales presentations and markets work to existing clients.

• Enforce and support project planning, logistics and scheduling with other teams.

• Utilize estimating software, Procore, Bluebeam, and Microsoft Suite tools to develop, track, and manage estimates and related documentation.

• Improve and standardize preconstruction and estimating workflows, tools, and best practices to enhance efficiency and consistency.

• Bachelor's degree in Construction Management or related field, or equivalent experience.

• 5+ years of experience in construction estimating, with a focus on commercial or mid-sized projects.

• Demonstrated success managing cost estimates independently through the project's design phases.

• Strong ability to interpret construction documents and specifications with precision.

• Skilled in Microsoft Excel and Word; experience with Bluebeam and Procore preferred.

• Experience in preconstruction planning, including budgeting, scheduling considerations, and value engineering.

• Knowledge of subcontractor markets, scope writing, and proposal evaluation.

• OSHA-10, OSHA-30, or Residential Builders License are a plus.
