We are seeking an experienced Senior Property Manager to oversee and optimize a commercial real estate portfolio, driving operational excellence, financial performance, and tenant satisfaction.
Responsibilities- Oversee lease administration including rent collections, deposits, renewals, and compliance.
- Manage day to day property operations across maintenance, repairs, security, janitorial, landscaping, and snow removal.
- Serve as the primary point of contact for tenants, resolving inquiries and service requests promptly and professionally.
- Conduct routine property inspections to ensure safety, asset condition, and operational efficiency.
- Source, negotiate, and manage vendor and service contracts.
- Prepare and manage annual budgets and monthly financial reporting for a multi property portfolio of 30+ assets.
- Support annual triple net lease (NNN) reconciliations and property tax protests.
- Market available space, respond to inbound leads, show properties, and coordinate move ins and move outs.
- Ensure compliance with insurance, regulatory, and contractual requirements.
- Support onboarding of new properties including tenant communications, billing setup, and vendor documentation.
- Obtain bids for repairs, maintenance, and capital improvement projects.
- Maintain accurate property, lease, and financial records.
- Prepare professional correspondence, reports, and administrative documentation as needed.
- 5+ years of commercial property management experience.
- Texas Real Estate License preferred.
- Prior people management or team leadership experience preferred.
- Strong tenant relations, communication, and problem solving skills.
- Proven vendor negotiation and contract management experience.
- Proficiency in Microsoft Office and commercial property management software.
- Highly organized, detail oriented, and able to operate independently.
- Strong financial acumen with experience managing budgets and reporting.
- Results driven with the ability to manage multiple priorities and deadlines.
