Position: Building Maintenance Tech II or Sr Building Maintenance Technician I (Depending on qualifications)

Building Maintenance Technician II

Building Maintenance Technician II - $23.02 to $33.38/hour

Responsible for minor repair and maintenance of HVAC, electrical, and associated systems and equipment. Uses building management system to monitor building equipment operation. Performs general plumbing, carpentry, painting and drywall repairs.

Essential Functions

Building Maintenance Technician II

1. Completes assigned preventative maintenance and corrective work orders.

2. Utilizes energy management systems, controls, overlays, building automation systems and instrumentation.

3. Conducts building tours to identify and correct deficiencies.

4. Assists in equipment installations and projects.

5. Diagnoses, troubleshoots, and repairs problems with HVAC, electrical systems, mechanical, plumbing, fire/life/safety, generators and building automation.

6. Assists in the general maintenance and repair of City buildings, including plumbing, electrical, HVAC, carpentry, security systems, master keying system, and other repairs.

7. Maintains a schedule and performs preventive maintenance of systems in City buildings and facilities.

8. Evaluates and recommends replacement of equipment.

9. Performs installation of new and replacement equipment.

10. Maintains all associated documentation.

11. Assists in moving furniture, boxes, and special stationary equipment as requested.

12. Must be able to work rotating on-call assignment.

13. Performs related duties as directed when such duties are a logical and appropriate assignment to the position.

Required Skills

Skills, Knowledge and Abilities

• Must have knowledge of advanced building maintenance systems, electrical, HVAC, plumbing, carpentry, and building maintenance and repair methods.

• Must be knowledgeable of electrical codes applicable to the installation, maintenance and repair of electrical circuits and wiring systems.

• Position requires effective oral and written communication skills.

• Must be able to make simple mathematical calculations and have the ability to read and interpret blueprints and drawings.

• Must have physical ability to perform assigned tasks, lift a minimum of 50 pounds, and work at various heights above the ground and during adverse weather conditions.

• Must have the ability to follow both written and verbal instructions

• Must have the ability to complete tasks as assigned.

• Ability to work in a team environment, contribute as a team member and treat co-workers and customers with respect.

• Ability to work any day of the week (weekends and weekdays) and long hours.

• Skills in resolving customer complaints and concerns in a knowledgeable and professional manner.

Education, Experience and Other Requirements

Requires a high school diploma or equivalent plus four years of progressively responsible experience in the maintenance and repair of commercial buildings, HVAC, electrical, and plumbing systems.

An Associate's of Applied Science degree or completion of a two-year training program from an accredited trade or technical school may be substituted for two years' experience.

Requires one of the following:

• A Type I, Type II, or Universal EPA Refrigerant Recovery certification

• A maintenance electrician license

• A journeyman electrician license

Or any combination of related education, experience, certifications, and licenses that will result in a candidate successfully performing the essential functions of the job.

Must pass a Federal/National criminal background check. Must have a valid Texas driver's license with an acceptable driving record as defined by City policy.

May require Criminal Justice Information Security (CJIS) clearance. If CJIS required, candidate must never have been convicted, put on court-ordered community supervision, or probation for any criminal offense above the grade of Class B misdemeanor or a Class B misdemeanor within the last ten years from the date of the court order. Class A Misdemeanor Conviction, Deferred Adjudication or Felony Conviction are permanent disqualifiers.

Must pass a pre-employment basic physical, drug screen, not to exceed weight of 350 pounds, and functional assessment screening (Level
2).
