Summary of Position

The Maintenance Technician will keep the property clean and free of debris and complete repairs on a regular basis.

Essential Job Functions
  • Utilize experience in mechanical and electrical maintenance and construction for multi‑family and commercial property including plumbing, electrical wiring, drywall, heating, cooling, ventilation, and appliance maintenance and repair.
  • Perform troubleshooting and repair of heating, cooling, and ventilation systems: unit zone valve, transformer, thermostat, hot water and steam boiler.
  • Complete additional tasks as assigned by community or company leadership.
Work Order Processing
  • Work with property manager and staff to efficiently, timely and cost‑effectively complete maintenance work orders and apartment unit turns.
  • Plan materials and achieve target of one‑visit completion for unit turns.
  • Coordinate maintenance staff or vendors to ensure resident requests are addressed within 24 hours, or arrange an acceptable alternative.
  • Ensure vacant apartments are “made ready” within 7 days of vacancy, coordinating with cleaning and painting contractors as approved.
  • Leave units cleaner than before assignment.
  • Communicate with residents about extended repair durations when necessary.
  • Complete pre‑moveout inspections to minimize turn times and close out work orders in the PM software.
Qualifications
  • Superior organization and communication skills.
  • Ability to provide courteous and professional service to residents, property managers, supervisors, vendors, and other service providers.
  • Reliable and on‑time with honest time reporting.
  • HVAC experience is a must.
  • Valid driver’s license may be required.
Education and Experience
  • Educational degree not required.
  • At least one year of experience preferred.
  • Specialized training: multi‑family property management experience is preferred.
