PORTER
The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. The Porter is also responsible for the make-ready process consistent with the property0s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
- Community Maintenance
- Regular/daily onsite attendance is required
- Cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community areas
- Respond to resident/management requests and work orders for community areas, buildings, and units in a timely manner
- Ensure repairs and replacements for grounds, buildings, breezeways, and community areas are completed promptly
- Inspect grounds, buildings, and features daily to identify and correct hazardous conditions
- Assist in maintaining a preventative maintenance program
- Understand and follow Asset key policy
- Maintain an organized maintenance shop and adhere to safety standards and OSHA guidelines
- Assist in maintaining the hazard communications program; promote safe work practices
- Participate in unit inspections as requested
- Report observed violations to the Maintenance Supervisor or Community Manager
- Use property resources, equipment, and supplies economically
- Perform additional tasks as assigned by Maintenance Supervisor and Community Manager
- Participate in on-call emergency coverage at the community
- Customer & Resident Relations: provide excellent service and monitor service request turnaround and responsiveness
- Project a favorable image of the community to achieve property objectives
- Ensure consistency in dealing with residents on all matters
- Enforce community policies as directed by the supervisor
- High School Diploma or Equivalent
- Ability to understand and perform all on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
- Regular movement to accomplish tasks, including traversing flat and uneven terrain
- Ability to ascend/descend ladders, stairs, ramps, etc., and handle objects up to 100+ lbs
- Ability to work in various positions, including overhead, with exposure to outdoor elements and chemicals; may require overtime, weekends, or night shifts for emergencies
Compensation and benefits:
We consider factors such as skill set, background, and training. Our total rewards package includes medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, bonuses when applicable, paid sick days, and company holidays.
Salary Range: $18.00 per hour to $20.00 per hour
