Description

Position Purpose

Upholds the Credit Union’s mission of “We do the right thing one member, one employee, and one experience at a time to strengthen the communities we serve” by assisting in all functions in the Mortgage Servicing department, including but not limited to disbursing mortgages, processing paid loans, tracking hazard and flood insurance, HMDA reporting, escrow disbursals, escrow analysis, funding and setting up of FHLB loans, and all other department functions.

Provides exceptional service by assisting Credit Union members, coworkers, and outside vendors.

  • Assists members and credit union employees in person, by telephone, and via e- mail with questions pertaining to disbursed mortgage loans including but not limited to escrow disbursements, mortgage payments, statements, and payoffs.
  • Disburses mortgage loans by entering information onto the credit union core system while maintaining a high level of attention to detail to ensure rates, payments, and terms are entered correctly. This also includes funding loans and remitting payoff checks.
  • Submits investor loans by entering loan details into the investor software.
  • Handles mortgage escrow functions including Insurance and Tax disbursements, closeouts, and analysis.
  • Works with Third Party to track insurance and force place as needed.
  • Processes paid loans which includes typing and recording Mortgage Satisfactions within the regulation timing requirements. Investor loans require additional follow up by requesting original documents back from investor.
  • Interacts with title companies to disburse construction loan draws and as needed for post-closing questions.
  • Processes Subordination, Partial Release, and Transfer of Ownership requests.
  • Balances general ledger accounts specific to the department (Mortgage Interim Account and Escrow GL).
  • Works independently within established procedures associated with the specific job function while contributing to process improvement within the department.
  • Prepares and assists with the submission of HMDA reporting.
  • May assist in training or shadowing employees. Backs up Mortgage Document Specialist as needed to ensure mortgages are recorded timely.
  • Actively attends meetings and training sessions to remain up to date regarding policies, regulations, procedures, products, and legal requirements, including the Bank Secrecy Act (BSA) and Office of Foreign Assets Control (OFAC) policies and regulations.
  • Responsible for projects assigned by the Mortgage Servicing Supervisor, VP of Mortgage Lending or other management team members.
  • Performs miscellaneous duties as requested by Mortgage Servicing Supervisor.

Necessary Experience and Qualifications

  • Ability to read, write, and comprehend detailed and technical instructions, short correspondence, and memos; the ability to add, subtract, multiply, and divide using whole numbers, common fractions, and decimals as normally acquired through completion of a high school education.
  • Ability to operate an on-line computer terminal (including a good working knowledge of the core computer system, Nautilus, Encompass, Microsoft Office, and e-mail), typewriter, scanner, fax machine, and adding machine normally acquired through a basic course or one to three months of on-the-job experience.
  • Working knowledge of the products, services, and procedures needed to process transactions as normally acquired through three-to-six months of on-the-job experience, at least one of which is with the Credit Union.
  • Ability to concentrate on and pay close attention to detail for over 90% of work time. Must be able to closely examine documentation. Requires a high degree of accuracy.
  • Analytical ability necessary to research and process mortgage paperwork from start to finish.
  • Interpersonal skills necessary to deal effectively and efficiently with a diverse group of employees, members, and vendors. Requires communication/listening skills necessary to effectively obtain necessary information in relation to mortgage loans.
  • Ability to project a professional image and practice professionalism in a financial environment.

Work Environment and Physical Requirements

  • Fast-paced office environment with moderate level of noise.
  • Frequent use of telephone, scanner, copier, computer, fax machine and other office machines.
  • Prolonged sitting or standing.
  • Frequent mental and visual concentration.
  • Minimal lifting up to 25 pounds.
