The Maintenance Worker is responsible for performing a variety of duties related to semi-skilled routine maintenance, repair, plumbing, electrical, drywall, painting, carpentry and other related tasks. The Maintenance Worker works under the direct supervision of the Maintenance Supervisor.
- General maintenance and repair of buildings, facilities and equipment across multiple facilities/sites, including carpentry, electrical, plumbing, glazier, masonry, and painting tasks.
- Repair and treatment of structures such as floors, showers, sinks, walls, roofs, and carpets; perform minor troubleshooting, repairs, and adjustments of door locks, hinges, gaps, and related components; clean plugged key slots; change filters on HVAC units; service appliances, kitchen and emergency equipment; hook up appliances; report mechanical malfunctions; move furniture and equipment; set up and break down equipment.
- Annotate and update work logs for site requirements; activate/deactivate building alarms and respond to alarm calls during regular hours; maintain clean, safe, and orderly work sites.
- Pick up and complete work orders for the specified area of responsibility.
- Operate a variety of vehicles, hand and power tools to perform duties, including repairing and installing equipment and performing operator maintenance.
- Assist with inventory of supplies and equipment and obtain items as directed.
- Perform data entry input on the computerized maintenance management system.
- Perform various manual-labor duties, such as moving furniture and setting up for special events.
- Perform other duties of a similar nature or level as required.
- Carpentry:
Performs basic rough carpentry work in construction and repair of structures such as partitions, walls, doors, fences, window frames, office furniture, roofs, and shelves. - Glazier:
Removes broken glass, putty or plastic; replaces windows and door hardware; replaces or arranges for replacement of glass for windows, doors, and light fixtures. - Electrical:
Performs basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs lighting systems; inspects electrical systems for unsafe conditions. - Plumbing/Painting:
Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces washers and other minor parts; maintains and monitors septic system; prepares surfaces for paint, enamel, lacquer, varnish, or stain; repairs wall coverings. - Masonry:
Lays forms, mixes, pours, and finishes concrete for buildings, sidewalks and slabs.
- Communication - Ability to communicate effectively with residents, staff and visitors.
- Interpersonal - Ability to get along well with a variety of personalities and individuals.
- Safety Awareness - Ability to identify and correct conditions that affect employee safety.
- Physical Demands - Ability to lift, carry, bend, squat and stand for sustained periods of time.
