Maintenance Technician / Mechanic, Building Maintenance, HVAC Tech / Heating Engineer
a well-respected regional owner/property management company is looking for a full-time maintenance technician for a new apartment community located near greenfield, in which is currently under construction. Phase 1 is complete with a total of 204 units the second phase is currently underway. Candidates must be able to read, write, and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.
Only motivated/self-starters with experience should apply for the position.
- securing the completed buildings daily prior to tenant move-in.
- troubleshooting systems and equipment that are not working properly.
- recommending and making adjustments as necessary.
- installing light fixtures, hanging pictures, putting furniture together, etc.
- installing doors, hardware and adjusting items for better functioning.
- placing and connecting appliances in the units and clubhouse.
- organizing and equipping the maintenance shop
- repair and maintain simple electrical circuits, switches, outlets and lighting fixtures.
- repair, install and maintain basic plumbing fixtures such as water heaters, lavatories, toilets and dishwashers.
- perform routine maintenance and repair of apartment buildings and grounds.
- repair and maintain simple electrical circuits, switches, outlets and lighting fixtures.
- repair and maintain building exteriors, shingles, doors, windows, etc.
- install drywall, trim, counters, appliances, etc. To vacant units on turn.
- be willing to work some overtime and on-call shifts as well as emergencies.
- communicate effectively and display a professional manner when dealing with supervisors, co-workers, residents and individuals inside and outside the organization.
- work effectively as a team member, participating actively and constructively.
- perform all duties in a safe manner by following all company safety procedures for the operation of equipment, machinery and hazardous substances and chemicals.
- two years of experience in routine maintenance and repair of buildings and grounds including electrical and a strong background in plumbing.
- valid driver's license and auto insurance required
- hvac certification is preferred but not required
the physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. The employee frequently is required to walk; sit; use hands to finger, handle, or feel; and reach with hands and arms. The employee is regularly required to stand. The employee must be physically able to operate a variety of machinery and equipment including electronic and diagnostic tools and recovery equipment.
Manipulate cumbersome items like two stage snow blowers, carry and raise ladders, use appropriate force on counter top removal, using pry bars and sledge hammers, reach into ceilings and walls and apply force to shut off valves, remove sheetrock, etc. Individual must be able to exert up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently.
