Atlas Residential is a land investment and development firm based in Charlotte. We acquire land, take it through rezoning and entitlement, and position it for homebuilders.
We are currently underwriting 30–150 unit single-family and townhome sites across North Carolina and recently exited a 125-unit townhome entitlement project in Gastonia
.
As we expand, we are looking for an experienced Land Development Estimating Consultant to support early-stage due diligence.
What We NeedBefore purchasing a site, we need realistic early-stage assumptions around:
- Grading and earthwork
- Roadwork and paving
We already work with a civil engineering firm, but what we are looking for is a practical contractor-level perspective to sanity-check numbers early and help us determine:
Does this land deal make sense — and at what price?
Ideal BackgroundThis role is best suited for someone with experience in:
- Heavy civil or site development preconstruction
- Land development project management with estimating exposure
- Review conceptual site layouts and basic project information
- Provide early-stage cost ranges before full engineering plans
- Identify cost risks that may impact feasibility
- Help validate land underwriting assumptions
This is a consulting / advisory relationship, not a full-time position. Work will be project-based as we evaluate new land opportunities.
LocationCharlotte, NC preferred, but not strictly required if familiar with development costs in the Carolinas.
