JOB PURPOSE:

Maintenance Technicians perform a variety of responsibilities, including work orders, grounds and common area clean-up and maintenance, and maintaining good resident relations.


PRIMARY DUTIES & RESPONSIBILITIES:
will always include those specifically assigned by the immediate supervisor.

  • Providing excellent service to residents, guests, employees, and contractors.
  • Completing all routine service requests within 24 hours at the direction of Maintenance Supervisor.
  • Ensuring the clean condition of the community at all times.
  • Maintaining the maintenance shop according to policy.
  • Reporting maintenance issues to the Maintenance Supervisor and Community Manager for review.
  • Assisting in other tasks as directed by the Maintenance Supervisor.
  • Spot cleaning the model and vacant units daily.
Daily/Weekly:
  • Meetings:
    Meet daily with Maintenance Supervisor to review work orders and assignments. Communicate all maintenance concerns. Expect to receive a daily list of assignments and directions from Maintenance Supervisor.
  • Timekeeping:
    Keep a record of hours using company-provided forms. Obtain approval for overtime from Maintenance Supervisor or Community Manager.
  • Common Area Inspection/Pick-up:
    Walk common areas daily before 9 am, looking diligently for maintenance issues.
  • Peak Day Trash Pickup:
    Inspect all grounds and ensure cleanliness as directed by Maintenance Supervisor.
  • Make-Ready Preparation:
    Complete turns per schedule, install vendor lock within 24 hours of receiving keys, communicate issues, ensure work is approved before starting, and complete a checklist with signatures.
  • Work orders:
    Complete as directed, ensuring 24-hour response policy.
  • Key Change-Outs:
    Change vendor lock as directed, document in CSR.
  • On Call:
    Provide coverage during non-business hours, rotation on larger properties.
  • Breezeway Cleanliness:
    Enforce trash standards, report violations daily.
  • Pool Maintenance:
    Log and maintain pool chemicals daily per local code.
  • Logs:
    Maintain MSDS/OSHA/EPA logs daily, stay updated on MSDS sheets.
  • Maintenance Inventory:
    Report needed supplies to Supervisor.
  • Weekend Coverage:
    Provide coverage as scheduled weekly.
Monthly:
  • Scheduled Inspections:
    Perform monthly checks on car, breezeway, safety, and trip hazards.
  • Monthly Safety Meeting:
    Attend to stay informed and communicate safety issues.
Quarterly/Ongoing:
  • Quarterly Unit Inspections:
    Replace filters, inspect units, and place community policy notices.
  • Equipment Inventory:
    Report missing or broken equipment, verify inventory, and advise on needs.
  • Education:

    Update on certifications, ensure licenses are current.
Move-Out/Move-In:
  • Vendor Assistance:
    Coordinate with vendors and provide input.
  • Unit Punch:
    Complete as directed.
Qualifications:
  • Knowledge of electrical, plumbing, HVAC, and basic construction.
  • Mechanical aptitude and willingness to learn.
  • Ability to read, write, and communicate effectively.
  • Mathematical skills: add, subtract, multiply, divide.
  • Common sense and ability to follow instructions.
  • Professional demeanor and excellent customer service skills.
  • Good communication and teamwork skills.
  • Organized, detail-oriented, patient, and able to work under pressure.
  • Effective time management, confidentiality, and ability to follow directions.
  • Own tools, ability to climb, work from ladders, and lift heavy loads.
  • Availability to work weekends, overtime, and be on call.
Education and Experience:
  • High school diploma or GED, or 1-3 months related experience/training, or equivalent.

Certifications/ Licenses:
  • Certified HVAC as required.
  • Valid driver’s license and proof of insurance.
