Summary

The Assistant Director of Maintenance is responsible for managing, supervising, and coordinating the day-to-day activities of the Maintenance Department. This includes ensuring timely maintenance and repairs to the physical structures and systems throughout Brethren Retirement Community, while upholding safety, quality, and compliance standards.

Essential Duties and Responsibilities

Additional duties may be assigned as needed.

  • Supervise and manage maintenance staff, including day-to-day oversight, delegation of tasks, and conducting annual performance reviews
  • Ensure departmental staff adhere to all Brethren Retirement Community policies and procedures
  • Maintain accurate timecards and submit bi-weekly payroll for maintenance staff under direct supervision
  • Perform hands‑on work, including construction, repair, and maintenance of wooden structures using both hand and power tools
  • Install, maintain, and repair electrical systems and components as directed
  • Perform plumbing tasks such as installing and repairing pipes, fittings, and fixtures; ensure heating, water, gas, drainage, and ventilation systems are functional and compliant
  • Conduct masonry work including interior and exterior concrete projects, plastering, and drywall tasks
  • Paint and finish surfaces using paint, varnish, stain, wallpaper, and other materials for both decoration and protection
  • Maintain and repair refrigeration, air conditioning, and cooling systems as needed
Supervisory Responsibilities

Responsible for the oversight of all maintenance department staff. Duties include performance evaluation, policy compliance, task management, and payroll reporting.

Education and Experience
  • High school diploma or GED required
  • Minimum of three years of experience in general maintenance work preferred
  • Ability to identify causes of system failures and perform corrective repairs
Language Skills

Ability to read and interpret technical documents, safety rules, and procedural manuals. Must be able to write basic reports and communicate clearly with team members and supervisors.

Mathematical Skills

Proficiency in basic math operations including addition, subtraction, multiplication, division, and the ability to compute percentages and ratios.

Reasoning Ability

Strong problem‑solving skills with the ability to handle varied and practical challenges. Must be able to interpret written, oral, diagrammatic, or schedule‑based instructions.

Physical Demands

This role requires frequent standing, walking, bending, crawling, and climbing. Must be able to use hands and arms for various tasks, and occasionally sit. Regularly required to lift and move up to 50 pounds, and occasionally assist in lifting items up to 100 pounds. Visual demands include close and distance vision, depth perception, and color differentiation.

Work Environment

Work may involve exposure to wet or humid conditions, outdoor elements, high or precarious places, mechanical parts, fumes, chemicals, extreme temperatures, and electrical hazards. Noise levels can vary from quiet to loud. Reasonable accommodations will be made for individuals with disabilities.
