At M&D Property Management, part of M&D Companies, we are committed to creating exceptional communities and delivering high-level service to our residents. We are currently seeking an experienced Maintenance Technician / Make-Ready Specialist for a growing multi-family community in Greenville.

This role is ideal for someone with a strong multi-family maintenance background who can efficiently complete make-readies, repairs, and day-to-day maintenance needs, while also bringing HVAC expertise when service is required.

Primary Responsibilities

Maintenance / Make-Ready Focus

• Complete apartment make-ready turns including repairs, inspections, painting, punch-outs, and final walkthroughs
• Perform routine maintenance requests including plumbing, electrical, appliances, drywall, doors, fixtures, and general repairs
• Conduct preventative maintenance and annual inspections
• Maintain common areas, amenities, grounds, and curb appeal
• Manage service requests and work orders through Yardi or similar software
• Assist with inventory, supply ordering, and vendor coordination
• Participate in on-call rotations for maintenance emergencies

HVAC Responsibilities (As Needed)

• Diagnose and repair residential HVAC systems when issues arise
• Perform preventative HVAC maintenance and seasonal servicing
• Troubleshoot condensers, air handlers, thermostats, refrigerant systems, and airflow issues

What We’re Looking For

Required Qualifications:

• Minimum 5 years of maintenance / make-ready experience required
• HVAC Certification required
• Minimum 3 years of HVAC service experience required
• Strong experience in multi-family turns, repairs, and property upkeep
• Ability to work independently and manage priorities efficiently
• Strong troubleshooting and problem-solving skills
• Valid driver’s license and reliable transportation
• Ability to lift 50 lbs and safely use ladders

Preferred:

• EPA Universal Certification
• Multi-family property experience
• Pool certification (or ability to obtain within 90 days)
• Experience with Yardi, Outlook, and Teams

Compensation & Benefits

• $70,000–$80,000 annually (based on experience and certifications)
