For over 40 years, the firm has carefully and methodically grown from humble beginnings. The Company has designed, developed, and sold over $1.5+Billion of successful real estate projects.

KNP’s focus is to create value through land acquisition, design, and ground up development of boutique branded multifamily rental developments in select Northeastern and Florida markets. Based in Greenwich, Connecticut, the principals are cross-functional and nimble — and do not rely on institutional capital or capital partners. The Company is currently active in pre-development and development on over $150 Million of ground up development projects.

KNPseeks a Senior Multifamily Architect / Project Architect-Builder to lead our communities from land acquisition through Certificate of Occupancy — designing them, entitling them, documenting them, and then representing the Company in the field alongside our Construction Manager. The position requires demonstrated expertise in both architectural design and construction execution. The individual who designs the building is accountable for its execution in the field.

The role encompasses interior design: unit layouts and floor plans, interior material and finish selections, and community amenity spaces. Depending on the project, this individual may lead the interior work directly or establish the design brief for and direct an outside interior designer. The successful candidate will demonstrate fluency in contemporary renter preferences, recognizing that unit efficiency drives the pro forma while amenity and common-area design command the rent premium, and will perform capably in both.

• Land Planning & Schematics — Site feasibility, massing and yield studies; land plans that establish the economics of the transaction; unit mix, architectural concept, community identity and presentation renderings
• Entitlements & Approvals — Zoning analysis and test-fits, including Connecticut 8-30g and transit-oriented overlays; full application packages; presenting alongside the principals at Planning & Zoning, Wetlands and public hearings; managing civil, structural, MEP, landscape, traffic and environmental consultants
• Design Development & CDs — Full Revit construction documents for 100 to 200+ unit communities; code compliance across IBC Type III and V, life safety and accessibility (ADA); MEP coordination; continuous value engineering with the Construction Manager and Kaali-Nagy principals
• Permitting, Bidding & Buyout — Permit set through review and issuance; trade scoping, bidder qualification and bid leveling with the Construction Manager; pre-bid walks and subcontractor interviews
• Construction — Owner's Representative — Embedded with the Construction Manager and construction team as the Company's representative in the field rather than an external consultant reviewing at a distance: weekly OAC and site meetings, timely RFI and submittal turnaround, owner-side change order review, schedule and long-lead tracking, in-field design decisions that preserve the original intent, and oversight of mockups, model units and finish installation
• Close-Out & C/O — Final walk-throughs and punch list, inspections through Certificate of Occupancy, as-builts, warranties and lien waivers, and turnover to the management company through lease-up
