The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors, leasing office, and parking lots of multifamily buildings.

• Complete grounds work as directed by Maintenance Manager and/or Community Manager.
• Pick up trash, clean dumpster areas, trash rooms and trash chutes; blow the parking area and sidewalks; remove debris; power wash, etc.
• Clean breezeways by removing cobwebs, clearing bugs, mopping floors, power washing, wiping doors and handrails.
• Execute basic landscaping: trimming and pruning, watering, monitoring irrigation, removing dead branches, leaves, and twigs.
• Assist in prepare make‑ready units (e.g., removing trash from vacant apartments before make‑ready).
• Conduct preventive maintenance to avoid issues and uphold property quality.
• Document all maintenance activities and communicate status updates to residents, teams, supervisors.
• Report supply needs to Management and maintain shop organization.
• Collaborate with maintenance team, other departments, and external contractors to ensure seamless maintenance.
• Assess property safety and cleanliness standards; ensure compliance with regulations.
• Maintain property cleanliness, including interior and exterior painting, delivering notices to apartments, etc.

• High school diploma or GED – Preferred.
• One to three months of related experience/training; or equivalent combination of education and experience.
• Basic Microsoft Office Suite proficiency.

Physical Requirements:

• Walk, stand, climb stairs or ladders, access various areas.
• Push or pull items, reach overhead.
• Bend, stoop or kneel.
• Dexterous hands and fingers to grasp tools.
• Good vision to identify plants, weeds, pests and read screens.
• Good hearing, ability to understand verbal communications.
• Detect sounds indicating potential issues (machinery noise, alarms).
• Lift or carry items up to 50 lb; occasional heavier lifting with assistance/equipment.
• Operate maintenance tools (mowers, trimmers, blowers, irrigation systems).
• Use mobile devices & apps for work‑related tasks.

• Role based on site; spends time outside with exposure to elements.
• May require working in confined spaces, heights, potentially hazardous areas.

The anticipated pay range is $20–$22 an hour plus monthly bonuses and a competitive benefits package.
