ESSENTIAL FUNCTION OF THE POSITION:
Provide a quality maintenance program at the least expense; this includes monitoring all of the property maintenance related functions and training and supervision of all and any maintenance staff.
- Maintain an inventory control of all maintenance supplies and parts including appliances, equipment, furniture and blinds.
- Ensure maintenance costs are within community budget.
- Provide own tools and transportation.
- Accept responsibility for all maintenance equipment, supplies and tools purchased by the apartment community.
- Categorize and prioritize service requests.
- Ensure maintenance requests are handled within 24 hours and inform Property Manager why they can’t be.
- Maintain an orderly and protective system for all keys, garage door openers and master keys.
- Respond to any and all after hour maintenance emergencies in a timely manner.
- Inspect move-outs to determine damages and work needed by contractors.
- Make recommendations to Property Manager regarding major capital improvements and outside contractual work needed.
- Prepare and restore apartments after move-out to make-ready condition, including painting, punching and cleaning.
- Perform maintenance tasks such as charging air conditioning units with freon, changing fan motors, changing door locks, plumbing, carpentry, and minor electrical work; repair appliances.
- Daily monitor of grounds and common areas including laundry area, clubhouse, dumpsters and exterior building hallways.
- Maintain a log of preventative maintenance (e.g., changing filters, checking smoke detectors, cleaning A/C coils).
- Clean the pool, deck and pool furniture; maintain pool chemicals.
- Interior and exterior painting; removal of trash in vacant units.
- Perform landscaping duties (mowing, trimming, watering, planting, mulching).
- Snow removal of sidewalks and walkways.
- Help in preparing budgets and operating within the community budget.
- Assist Property Manager in obtaining bids for contract work.
- Maintain a professional business attitude at all times.
- Schedule all contractual work to be done.
Position requires at least 1 year experience in on-site property maintenance. Must be able to work at least a 40-hour work week and be available for emergency needs on weekends. Must be knowledgeable and skilled in the safe use and maintenance of the following tools;
- Hand Tools:
Various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, etc. - Power Tools:
Grinders, sanders, drills, saws, etc. - User-Moved Aids:
Wheelbarrows, dollies, hand trucks, bucket hoists, jacks, step ladders, full ladders, double ladders, etc. - Mechanical:
Motors, pumps, compressors, blowers, electric and hand power augers, etc. - Measuring Devices:
Calipers, voltmeters, Ohmmeters, testing meters, pH tests, gauges, etc.
- Constant need (66% to 100% of time) to stand or walk during maintenance tasks.
- Frequent need (33% to 66% of time) to bend, stoop, squat, kneel; climb stairs; push or pull equipment; reach above shoulder; climb ladders; grasp/handle/turn tools; finger dexterity.
- Constant need to document maintenance and complete forms, read manuals, and respond to written instructions; see small details.
- Constant need to communicate with staff, vendors and residents by speaking and listening; driving requirements noted separately.

- Constant need to communicate with staff, vendors and residents; use listening skills to diagnose repairs.
- Constant need to communicate over the telephone and in person with staff, assistants, vendors and residents.
- Frequent need to use personal transportation to inspect property, pick up replacement parts, and travel to other properties; on-call rotation may require expedient travel; must have valid driver’s license and automobile insurance.
- Indoors 66% to 100% and outdoors in all conditions 33% to 66% of the time.
- Occasional exposure to caustics, solvents, oils, paint fumes, flammables, pesticides, etc. (1% to 33% of the time).
- Frequent need to work in awkward and confining positions.
- High – Must be able to apply logical thinking to define problems, gather data, establish facts, draw conclusions, and take appropriate action; effectively convey ideas to diverse groups.
