Tiello has partnered with a well-established, growing commercial mechanical contractor based in the Upstate of South Carolina on their search for a Senior Mechanical Project Manager to lead HVAC and plumbing construction projects across K-12, higher education, healthcare, industrial, and commercial markets.
The Senior Mechanical Project Manager oversees the planning, execution, and financial performance of commercial mechanical construction projects, including new construction, renovations, and design-build work. This role serves as the primary point of accountability for project scope, schedule, budget, and client relationships, and mentors junior project management staff while coordinating closely with field superintendents, estimators, and subcontractors.
Job Title: Senior Mechanical Project Manager
Key Responsibilities:
- Manages multiple commercial mechanical construction projects simultaneously from preconstruction through closeout, including new construction, renovations, and design-build assignments.
- Develops and maintains project schedules, budgets, and manpower plans, and proactively identifies and resolves issues that could impact scope, cost, or timeline.
- Serves as the primary client-facing contact for assigned projects, building and maintaining strong relationships with owners, general contractors, architects, and engineers.
- Reviews and negotiates contracts, change orders, and subcontractor/vendor agreements.
- Coordinates closely with field superintendents and foremen to ensure safe, quality, and on-schedule execution of work.
- Tracks project financials, including cost forecasting, billing, and margin performance, and reports regularly to senior leadership.
- Manages procurement of materials and equipment, and coordinates submittals, RFIs, and permitting.
- Ensures compliance with safety standards, building codes, and quality control requirements across all projects.
- Mentors and supports project engineers and junior project managers, contributing to the company's culture of internal growth and development.
Required Qualifications:
- Minimum of 5 years of experience as a Project Manager in commercial mechanical (HVAC and/or plumbing) construction; industry experience with a mechanical contractor strongly preferred.
- Proven track record managing project budgets, schedules, and client relationships on commercial construction projects.
- Strong working knowledge of HVAC and plumbing systems, construction means and methods, and industry codes and standards.
- Proficiency with project management and scheduling software (e.g., Procore, Bluebeam, MS Project, or similar).
- Excellent communication, organizational, and leadership skills, with the ability to manage multiple priorities and stakeholders.
- Bachelor's degree in Construction Management, Mechanical Engineering, or a related field preferred; equivalent industry experience will be considered.
- Valid driver's license and ability to travel to job sites as needed.
Preferred Qualifications:
- Experience with design-build, plan-and-spec, and renovation project delivery methods.
- Experience managing projects in K-12, higher education, healthcare, or industrial/cleanroom markets.
