Aboutthis role
The Maintenance Supervisor is responsible for supervising and coordinating all phases of physical maintenance for a multi‑family property. Responsibilities include general maintenance, supervision of maintenance staff (if applicable), prioritizing work schedules, expense control, adherence to preventive maintenance programs, and compliance with state and federal safety programs.
Hourly pay range$33.00 - $36.00 DOE
What you’ll do – Includes but are not limited to General Maintenance Duties- Oversee all aspects of property maintenance, including preventive, corrective, deferred, and emergency maintenance.
- Prepare or assist in preparing market‑ready apartments (painting, carpet cleaning, repairs, housekeeping) within 3‑5 days of vacancy.
- Apartment Maintenance Painting
- Perform preventive maintenance tasks and maintain detailed records.
- Ensure accurate inventory control of tools, equipment, and supplies.
- Use and enforce the use of personal protective equipment (back belts, goggles, gloves, etc.).
- Conduct apartment move‑in and move‑out inspections as directed by site management.
- Ensure timely completion of maintenance requests (within 24 hours unless delays are communicated to residents).
- Adhere to monthly preventive maintenance directives for lighting, fire safety, pool/spa, life safety hazards, and signage.
- Maintain familiarity with and post maps of utility shutoffs and sewer cleanouts; ensure staff is trained accordingly.
- Control expenses and seek approval from the Community Manager for expenditures.
- Perform on‑call emergency services as required.
- Ensure community curb appeal and cleanliness, including grounds, laundry rooms, pools/spas, recreation rooms, and common areas.
- Comply with injury and illness prevention policies, including maintaining Material Safety Data Sheets (MSDS).
- Supervise, train, and evaluate maintenance staff.
- Collaborate with the Property Manager to hire, train, and review maintenance personnel.
- Coordinate activities between management and maintenance teams.
- Uphold high standards of resident service and relations.
- Monitor and assist with capital improvement projects.
- Recommend measures to improve operations, safety, and quality of service.
- Conduct monthly safety meetings and enforce safe work practices.
- Ensure compliance with Fair Housing laws and standards.
- Maintain open communication with the Property Manager and other staff, promptly reporting maintenance issues or safety deficiencies.
- Responsible for ensuring the timely and accurate submission of time sheets for their team.
- Supervise maintenance staff in accordance with organizational policies and applicable laws. Responsibilities include interviewing, hiring, training, planning, assigning work, evaluating performance, and resolving issues.
- 1+ years of property maintenance and apartment painting experience preferred.
- Prior Supervisory experience is required.
- One‑year certificate from college or technical school; or two years related experience and/or training; or equivalent combination of education and experience.
- Proficient at Microsoft Office, including Word and Excel.
- Minimum of 1 year experience working on a PC.
