The Role

This role oversees community operations in an efficient and profitable manner while fostering a positive environment for residents and associates, aligned with the company’s goals and community owners’ objectives.

The incumbent must possess a high degree of professionalism and positive engagement with residents and the workforce.

Qualifications
  • 5–7 years of experience in the property management industry.
  • 2+ years of experience as a community or property manager.
  • Ability to diffuse and respond to resident concerns without escalation.
  • Proven effective and efficient leadership experience.
  • Knowledge of LIHTC and tax credit qualifications.
  • Strong interpersonal, verbal and written communication skills.
  • Capacity to interact effectively with senior executives.
  • Ability to work well under time and other constraints.
  • Professional presentation and appearance.
  • Proficiency with Microsoft Office (Word, Excel, PowerPoint), internet, and email.
Key Accountabilities
  • Resident Relations + Customer Service
    • Ensure a positive experience throughout the resident life‑cycle.
    • Provide timely service and prompt action to address complaints.
    • Advocate for residents and communicate concerns to senior leadership.
    • Serve as a resource center for all resident issues.
    • Manage resident events and retention programs.
    • Refer residents to appropriate services and agencies.
    • Maintain secure, confidential files for each resident.
  • Fiduciary
    • Understand financial health by reviewing community budgets.
    • Drive growth through marketing, leasing, and revenue enhancement.
    • Manage budgets, rent rolls, projections, and occupancy goals.
    • Achieve 0 % rent delinquency.
    • Prepare monthly reports and financials accurately and timely.
    • Prepare the property annual operating budget with the Regional Manager.
    • Submit subsidy vouchers when applicable.
    • Oversee capital projects and coordinate across departments.
  • Staff Leadership
    • Set performance goals and provide feedback and training.
    • Coordinate on‑site operations: vendor relations, compliance, maintenance, collections, accounts payable.
    • Promote high‑performing execution through regular feedback.
    • Build trust, inclusivity, and transparency.
    • Communicate effectively with residents, agencies, owners, and team members.
    • Assess performance through feedback and reviews.
    • Recognize and manage team performance.
    • Respond to employee concerns, maintenance issues, security breaches, emergencies.
    • Supervise personnel schedules for operational efficiency.
    • Maintain curb appeal at all times.
  • Adherence to Rules and Guidelines
    • Operate per company policies, Fair Housing, ADA, and related laws.
    • Meet compliance and eligibility requirements set by local, state, and federal agencies.
    • Follow proper procedures in handbooks.
    • Respond to housing violations and liability concerns.
    • Seek approval and guidance from the Regional Manager as needed.
Physical Demands & Working Conditions
  • Essential staff; must report to work and follow safety protocols.
  • Frequent sitting and walking.
  • Travel regionally and to other offices and events via airline, train, automobile.
  • Repetitive use of computer, keyboard, mouse, phone.
  • Reading, comprehension, writing, calculations, verbal communication.
  • May work on elevated site or uneven ground.
  • Occasional squatting, bending, twisting, pushing, pulling.
