The Maintenance Technician is integral to maintaining the overall physical condition of the community and providing world‑class service to our valued residents. The technician diagnoses maintenance issues, makes necessary repairs, and ensures all resident service requests and other community maintenance are completed in a timely manner.
What You'll Be Doing- Perform general maintenance and orderliness of property HVAC, mechanical, electrical, utilities, and lighting systems, including inspections and repairs. Direct mechanics, technicians, and outside contractors on assigned projects. Control inventory of parts and equipment.
- Ensure the successful execution of all company safety and environmental policies and procedures.
- Deliver the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.
- Work a rotating on‑call schedule to provide 24/7 maintenance coverage.
- High school diploma or GED.
- 4‑6 years of maintenance experience.
- Demonstrated strong customer service skills.
- Advanced knowledge in at least one of the following disciplines: electrical, plumbing, HVAC, carpentry.
- Solid troubleshooting skills.
- Ability to diagnose problems and recommend repairs.
- Ability to work with limited supervision.
- Effective communication with customers.
- Certifications relevant to the region (e.g., EPA 608, Boiler Certification, plumbing, electrical, appliance repair) obtained within 9 months of employment or promotion.
- Required training for Maintenance Tech I completed within 9 months of hire/promotion date; training for Maintenance Tech II completed within 12 months of hire/promotion date.
- Valid, state‑issued driver’s license with a safe driving record.
Regularly use hands to manipulate tools, machinery, equipment, supplies, and office equipment; frequently stand, reach, climb ladders, balance, and stoop; sit and stand to do clerical work; regularly lift and move equipment and supplies up to 50–75 lbs.
Typical Work ConditionsWork is performed in and outside a maintenance/machinery environment and in and outside residential properties. The employee frequently interacts directly with residents, maintenance, and community staff during the workday.
