Business Planning (North Zone)

Business & Strategy
Deal Sourcing & Market Intelligence (North Zone)
Market tracking - new launches, Supply Demand dynamics and trends, Vacancy and Overhang levels, Price movements, Infrastructure updates.
Conduct site visits and market assessments to determine location benefits, risks etc.
Working knowledge of local byelaws, regulations/ policies to prepare area statements, approvals cost and processes under different development schemes
Financial Evaluation & Modelling
Conduct detailed financial analysis and scenario modelling for investment decisions under different business models – JDA/ JV, DM, Outright purchase etc.
Build business cases including revenue projections, profitability estimates, NPV, IRR analysis, Peak Investment, and market benchmarks
Coordinate with cross functional teams for feasibility inputs on product mix, design fitment, project costing, legal and taxation
Prepare deal evaluation decks for the management enabling them with Go/ No Go decisions
Deal Structuring & Closure
Conduct negotiations with landowners/ JV partners for structuring commercial terms to optimize ROI for the business
Create term sheet and Liaise with legal teams to ensure timely completion of due diligence and documentation
Drive internal approval processes and present proposals to the Investment committee and senior management for deal sign-off
Due Diligence & Compliance - Collaborate with legal, liaison, and technical teams for thorough due diligence, including title verification, tax structuring, development rights, and regulatory compliances
Business Planning
Prepare Annual business plan for North Zone, by factoring in statutory approvals and other critical activities involved from project conceptualisation to launch
Scenario analysis for optimising the business plan.
Conduct periodic management reviews on key KPIs across project portfolio and prioritize the agenda for CEO/ Senior Management intervention.
Responsibility of end-to-end project management from product conceptualisation to final delivery.
Product Planning and Strategy
Conduct market research and benchmarking study to arrive at right product mix/ sizes, price, financial products, USP of the project thereby maximizing project value and returns
Translation of market understanding, business requirements and statutory policies into product proposals
Design strategy –
Monitoring different stages of project design and ensuring that same is line with the positioning and costing envisaged in the business plan.
Ensuring design is following local byelaws and maximising business objectives.
Approvals strategy – Strong working knowledge of local approvals and processes ensuring timely launch and execution of the Project.
Sales and marketing strategy - Go to market plans, Launch phasing, pricing proposals, Incentive schemes, Inventory management, Marketing communications, Payment Plans/ Financial schemes
Risk management - Flagging & resolving risks to project returns like
Delays in construction – Site Mobilisation, Budgeting, Manpower issues, Consultant / Contractor related matters etc.
Any bottlenecks related to the Land, statutory approvals or legal
Collections, CRM and Customer Experience processes
Preparation of the project budgets on a regular basis covering updates on P&L/ Cashflow, Construction status, Land and approvals status, Inventory health/ Sales Progress, Collections
Skills/ Competencies
- Functional/Technical:
12 to 18 years of experience in strategy, business development / P&L management roles in Real estate
Strong financial modelling and business case preparation skills
Deep understanding of real estate markets, byelaws and regulatory frameworks
Behavioural:
Strategic thinker with a strong business acumen
High ownership mindset with the ability to manage end-to-end responsibilities
Excellent interpersonal and stakeholder management abilities
