Part-Time Superintendent; Live-In

Job Description

Seeking a Part‑Time Superintendent (approximately 20 hours/week) to live on‑site at an apartment complex with 40 apartments. This position is responsible for maintaining and servicing the building facilities and tenant work orders. A free 1‑bedroom apartment is being offered.

• Handle service requests from management and tenants, such as appliance repairs, simple plumbing/electric repairs, painting, etc.
• Perform preventative maintenance to minimize emergency repairs and reduce reliance on outside contractors.
• Ensure speedy turnover of vacant apartments in coordination with contractors.
• Complete general maintenance repairs and tasks safely, without endangering self, residents, or staff.
• Prioritize service requests and general maintenance tasks using strong organizational skills.
• Manage a preventative maintenance program that reduces emergency repairs, service requests, and contractor utilization.
• Execute special projects or additional duties assigned by the Supervisor that are essential for property operations.
• Interact professionally with tenants and other staff members.
• Diagnose problems and perform repairs in the following areas: plumbing, electrical, HVAC, appliance repairs, sheetrock, general carpentry, painting and compounding, ice/snow removal.

• Experience in property maintenance, handling work orders, and performing preventative maintenance.
• Available to respond to calls during weekdays and weekends as needed.
• Must have own tools and a valid driver's license.
