Universal Realty Group, a leader in Halifax real estate, is hiring a Project Manager to join its construction and development team. With over 30 years of experience, the company manages a portfolio that includes more than 2,500 rental apartments, 1.5 million square feet of commercial space, and the Lord Nelson Hotel & Suites.
The Project Manager reports directly to the General Manager and will oversee the full lifecycle delivery of residential and commercial renovation, capital improvement, and new construction projects in the Halifax area.
Responsibilities Manage multiple residential and commercial renovation and capital improvement projects from planning through completion and turnover, with full accountability for scope, schedule, budget and quality.
Provide regular project updates, cost forecasts and risk assessments.
Lead and direct Site Superintendents, ensuring consistent execution and alignment across all active sites.
Develop detailed project scopes, schedules, and budgets aligned with asset management strategies and long‑term capital planning objectives.
Lead tendering and procurement processes, including preparing bid documents, evaluating submissions, negotiating contracts, and awarding work.
Coordinate contractors, consultants, suppliers and internal stakeholders throughout all phases of delivery to ensure seamless execution.
Monitor on‑site activities through regular site visits to ensure compliance with drawings, specifications, safety standards, building codes and municipal requirements.
Track project costs and manage financial controls using systems such as Yardi and Jones, navigating downtown construction bylaws, logistics constraints and regulatory approvals.
Qualifications Minimum of 5 years of project management experience within multi‑unit construction, renovation or capital project environments.
Engineering background or related technical education providing a strong foundation in construction methods and problem‑solving.
Experience managing projects across residential and commercial property types.
Proven delivery of mid‑rise and high‑rise construction, including 8+ story buildings.
Ability to manage and lead on‑site execution teams.
Strong understanding of capital planning, asset management and lifecycle project delivery.
Experience with project and property management systems such as Yardi and Jones.
Solid knowledge of building codes, safety regulations and downtown bylaws and construction requirements.
Strong organizational, communication and reporting skills, with the ability to manage multiple priorities simultaneously.
