Overview
The Maintenance Technician works directly with the Maintenance Supervisor to ensure the property is operating efficiently and all maintenance requests are completed in a timely manner. The Maintenance Technician is responsible for overseeing plumbing, electrical, HVAC, appliance, carpentry and painting requirements of the property, and must be on‑call for after‑hours and weekend emergencies.
Responsibilities- Respond to service requests in a friendly and professional manner, ensuring all assigned requests are completed promptly.
- Prepare vacant units for occupancy by painting, carpentry, general repairs, and other needed tasks.
- Work quickly without compromising quality, allowing time for other maintenance personnel during the make‑ready process.
- Repair holes in walls, caulk cracks around windows and doors, fix ceiling texture, patch walls and ceilings.
- Maintain accurate work order system logs of all actions and supplies.
- Provide excellent customer service and develop rapport with residents.
- Perform other duties as assigned.
- Rotate on‑call emergency duty during nights and weekends.
- Perform all work in compliance with company policies, state and federal laws, OSHA, ADA, and Fair Housing.
- 1–3 years of experience in residential, commercial, or mechanical maintenance.
- Ability to identify and troubleshoot electrical, plumbing, HVAC, and appliance issues.
- Capability to exert 25–50 pounds of force frequently and 10–20 pounds constantly; able to climb stairs, use ladders, and work in varying weather conditions.
- Excellent time‑management skills; able to adapt to shifting priorities and timelines.
- Valid U.S. driver’s license.
