Summary Of Duties

Report to the Supervisor, Facilities Management. Conducts scheduled and unscheduled maintenance and repairs of mechanical equipment and building systems by maintaining, adjusting, and repairing equipment at various Corporate sites as required.

General Duties
  • Conduct scheduled and unscheduled maintenance and repairs of mechanical equipment such as boilers, heat pumps, cooling towers, humidifiers, circulating pumps, exhaust fans, air handling units, ice makers, natural gas/electrical cooking appliance, unit heaters, tube heaters, rooftop units and generators.
  • Prepare plans and prioritize required equipment maintenance.
  • Troubleshoot and repair electrically controlled heating, ventilation and air conditioning equipment such as infrared heaters, rooftop units, heat recovery units, CO2, refrigerant monitor alarm system, generators, domestic hot water boilers and mixing valves, toluene exhaust system and alarm monitor, modulating damper and valve systems.
  • Troubleshoot and repair a refrigeration or heating system by competent use of all required temperature and pressure testing instruments, recovery equipment and cylinders, vacuum pump, brazing equipment, multimeter, amp meter, megger meter, refrigerant leak locating equipment, manometer, charging scale, capacitor tester, sling psychrometer, pneumatic sequencer, combustion efficiency tester, etc.; inspect DDC control systems, perform preventative maintenance, troubleshoot issues and make emergency repairs as necessary.
  • Recharge or adjust the oil or refrigerant charge of a refrigeration system to ensure proper efficiency, compressor cooling and protection against compressor slugging by measuring and adjusting the heat and sub‑cooling of a system.
  • Record information from refrigeration units such as temperatures and pressure.
  • Locate refrigerant leaks using an electronic detector, ultrasonic detector, and soap solution.
  • Read electrical and pneumatic drawings where required and modify equipment for better control or efficiency.
  • Liaise with staff in other Departments such as I.T., Fire Department, and Community Services. Recognize and correct water or air flow problems.
  • Replace components such as fan blades, valve parts, bearings, pulleys, pump parts, motors, compressors, coils, heat exchangers, sensors, burner parts, electrical parts, wiring, etc.
  • Operate power and hand tools such as drills, vacuum pumps, electric tube cleaner, socket wrenches, pipe wrenches, screwdrivers, and hammer.
  • Oversee the work of contractors as requested.
  • Monitor and test building safety devices such as sprinklers, alarms, generators, ATS, fire hoses and extinguishers. Adjust air handling system controls to maintain environmental conditions through the building system computer. Perform electrical repairs and troubleshooting as it pertains to equipment.
  • Repair all building indoor and outdoor lighting, adjust or replace occupancy lighting sensors. Repair doors, handles, hardware and overhead doors.
  • Perform minor maintenance such as hanging pictures, painting, and grounds clean‑up. Operate oxy‑acetylene torch set for cutting, heating and brazing.
